About This Position

1099 Senior Accountant / Property Accountant

Logan Property Management is seeking an experienced Senior Accountant / Property Accountant to provide accounting services on an independent contractor (1099) basis to support our corporate accounting operations during a defined temporary period.

This engagement is intended for a highly skilled accounting professional with strong property management or real estate experience who can independently manage full-cycle accounting functions for multiple residential and commercial properties. The contractor will deliver accounting services aligned with generally accepted accounting principles (GAAP) and Logan Property Managements reporting standards.
Successful completion of the engagement may result in consideration for a separate, permanent W-2 employment offer, at Logan Property Managements sole discretion.
Scope of Services:
  • The Independent Contractor will be responsible for delivering the following accounting services:
  • Perform full-cycle property accounting services, including journal entries, accruals, and general ledger maintenance for assigned portfolios
  • Prepare and deliver accurate monthly financial statements in accordance with established close timelines
  • Complete bank reconciliations, balance sheet reconciliations, and intercompany accounting as applicable
  • Manage accounts payable and accounts receivable activities for assigned properties
  • Support budgeting, forecasting, and variance analysis by providing accurate financial data and analysis
  • Collaborate with property management and leadership stakeholders to ensure accurate financial reporting
  • Assist with year-end audit and tax preparation support, including schedules and documentation
  • Identify and recommend accounting process improvements to increase accuracy and efficiency
  • The contractor will determine the method, manner, and means of performing the services, provided that deliverables meet agreed-upon timelines and quality standards.
Qualifications and Skills:
  • Bachelors degree in Accounting, Finance, or a related field
  • Minimum of 57 years of professional accounting experience
  • Strong working knowledge of GAAP and monthly close processes
  • Prior experience in property management or real estate accounting strongly preferred
  • CPA license or CPA candidacy preferred
  • Proficiency with accounting systems such as QuickBooks, Yardi, Entrata, OneSite, or RealPage
  • Advanced Excel and financial analysis skills
  • Ability to manage multiple deliverables independently and meet deadlines
Engagement Logistics:
  • Schedule: Contractor will determine their working hours as needed to meet agreed-upon deliverables; onsite presence required for coordination and system access
  • Equipment: Contractor is responsible for providing their own tools and equipment unless otherwise agreed in writing
  • Travel: Certain services under this engagement require the Independent Contractors physical presence at Logan Property Managements corporate office for system access, document review, meetings, or collaboration. The Independent Contractor retains discretion over how and when services are performed, provided agreed-upon deliverables and timelines are met.
Compensation:
  • Hourly or project-based rate, as agreed in writing prior to engagement
  • Contractor is responsible for all federal, state, and local taxes, insurance, and withholdings
  • No employee benefits are provided under this independent contractor engagement
Independent Contractor Status Notice
This role is classified as an independent contractor (1099) position. Nothing in this description or engagement shall be construed to create an employer-employee relationship. The contractor is not entitled to employee benefits, overtime, workers compensation, unemployment insurance, or other employee protections under California or federal law.
Any future offer of W-2 employment would be subject to a separate agreement and classification.

$40 - $55 an hour
