The Project Manager proactively manages the design and construction efforts necessary to implement selected projects within the University’s capital and maintenance programs for repair, renovation, and improvement of buildings and facilities. The Project Manager performs project management duties under general direction and manages multiple projects concurrently, primarily renovation projects of varying size and complexity and select new construction projects. Additionally, Project Managers support Senior Project Managers in the management of larger capital projects, as assigned. The Project Manager is responsible for planning and implementing assigned projects, including preparing Requests for Proposals (RFPs), supporting contract execution, and coordinating the selection of design professionals, consultants, and contractors. These responsibilities include proactively managing schedule, budget, quality, safety, and communications. Villanova is a Catholic university sponsored by the Augustinian Order. | Duties and Responsibilities: | Capital Planning, Budgeting & Project Initiation Supports University departments in the development of annual capital budget requests, including preparation of preliminary project scopes and cost estimates. Supports early project planning activities such as feasibility assessments, conceptual layouts, and preliminary field investigations. Collaborates with internal stakeholders to define project goals, scope, budget, and schedule prior to design initiation. Design & Consultant Management Manages the programming and design phases of assigned capital projects, including renovations, additions, and new construction. Procures and manages external consultants (architects, engineers, and specialty consultants) through Requests for Proposals (RFPs) and selection processes. Serves as the primary point of contact between University stakeholders, consultants, and institutional service units. Reviews design drawings and specifications for alignment with project objectives, applicable codes, permitting requirements, and University standards. Coordinates with authorities having jurisdiction to support zoning, permitting, and regulatory approvals as required. Bidding, Procurement & Contract Administration Manages competitive bidding and procurement activities in coordination with Procurement for construction and vendor contracts in accordance with University policies. Prepares bid packages, construction contracts, purchase requisitions, and related procurement documentation. Participates in contractor and vendor evaluation and selection and provides recommendations consistent with project requirements and institutional guidelines. Construction Management & Field Coordination Manages the construction phase of assigned projects, coordinating the work of contractors, vendors, and consultants to ensure timely and successful project delivery. Monitors construction progress, quality, and schedule performance and addresses issues impacting scope, cost, or schedule. Provides on-site field oversight as required and communicates project status, milestones, and anticipated impacts to campus stakeholders. Financial Oversight, Change Management & Project Closeout Monitors project budgets and expenditures and reviews and processes contractor and vendor invoices. Evaluates and recommends approval or disapproval of change orders to AVP Planning, Design, & Construction and/or Director of Engineering & Construction. Maintains required project documentation, including insurance certificates and contract records. Coordinates project closeout activities, including commissioning, documentation, and warranty administration. Perform additional duties and assist with special projects as assigned. |

| Salary Posting Information: | This position falls within salaried grade 18 and the range for this position is $105,000-125,000. The final salary will be determined with consideration of several factors including the selected candidate’s qualifications, department budget availability, market data, and internal equity. |
