About This Position
SLS is seeking a New York City-based Senior Estimator to lead the development of dynamic budgets and estimates for a design-build residential building project in Brooklyn, NY This role requires an individual with strong organizational and communication skills. This is a full-time, in-person position in our New York City Office located in lower Manhattan, reporting directly to the Director of Cost Controls.
Responsibilities
- Oversee the compilation of bids and estimates for construction and design build project.
- Review architectural and engineering drawings, specifications, and design documentation to determine scope and prepare take-offs for materials, labor, equipment, and subcontractors
- Develop iterative detailed conceptual and hardbid cost estimates during all design phases, working with design and design assist teams
- Support and collaborate with designers, project managers, engineering, and construction teams
- Actively communicate cost implications and value engineering suggestions as design evolves
- Solicit, analyze, and negotiate subcontractor and vendor quotes
- Oversee preparation of all subcontracts by Procurement Manager, in collaboration with the Program Manager.
- Visit job sites to capture site-specific conditions, as required
- Oversee preparation and assembly of bid packages, proposals, RFIs, change orders, and presentations; ensure accuracy and consistency in estimating documentation
- Monitor budgets during preconstruction and postaward phases; compare actual costs to estimates and help refine estimating accuracy over time
- Keep abreast of industry trends, material pricing, subcontractor rates, and market conditions to ensure competitive estimates
- Work directly with the Purchasing Manager to ensure the buy out construction trades is within budget
- Develop construction schedules, including cost-loaded schedules.
- Work directly with assigned Project Managers to finalize project budgets.
Qualifications
- Understanding of project constructability whether inferred or objective for all construction trades.
- Understanding of unit rates for all trades of construction.
- Strong understanding of unions and local material markets.
- Good communication skills and ability to communicate effectively with colleagues and clients.
