About This Position
*Maintenance Director Needed*
Purpose of this position:
The purpose of this position is to plan, organize, develop, implement and maintain effective, efficient systems to maintain the facility and to oversee the work quality of the maintenance staff. Responsible for safely meeting the needs of staff and residents in compliance with federal, state and local requirements and for ensuring the efficient use and retention of equipment and physical plant systems.
Qualifications
- High School diploma or G.E.D.
- Minimum two years’ experience in a SNF and AL setting.
- Post-secondary training with experience in HVAC, electrical and plumbing systems. Have knowledge and work experience with application of building codes, safety regulations and fire codes. Ability to read blueprints preferred.
- Must be able to speak, read and understand English. Must be able to communicate in writing as well as verbally and possess computer skills sufficient to create, update and edit simple spreadsheets and word processing documents and be able to compose and send email and use basic task management programs. Knowledge of Microsoft Excel, Word and Outlook preferred.
- Able to lift 50 pounds regularly. Finger, hand dexterity, visual and aural acuity required. Position requires sitting, standing, stooping, walking, bending, pushing, pulling, stretching, lifting, grasping, and reaching.
Delegation of authority
- Determine the personnel requirements for the department and make recommendations for sufficient staff needed.
- Develop, implement and maintain procedures to ensure that the facility is maintained in accordance with company policies and procedures and with federal, state and local requirements.
- Order or requisition sufficient supplies and equipment to operate department safely, efficiently and to respond promptly to requests for routine maintenance.
- Accountable for overseeing the facility's fire and disaster safety programs and for planning and conducting drills.

- Perform duties in a pleasant, friendly manner, treat residents, guests, and coworkers with courtesy and respect.
- Greet residents and coworkers by name.
- Respond positively, timely, and effectively to requests for assistance.
- Notify Administrator of resident or family member concerns, complaints or requests for information.

- Follow work rules and policies and procedures outlined in Partner Handbook.
- Report to work on time and as scheduled.
- Ensure confidentiality.
- Protect resident rights, and report any suspected violations immediately to the Administrator.
Job Related Functions
- Develop, implement and update a facility specific preventative maintenance program to ensure that all building systems and equipment operate safely and effectively and that preventative maintenance is completed thoroughly and on-schedule.
- Maintain facility's Material Safety Data Sheets and provide training to staff on the safe and proper use of materials.
- Organize, maintain retrieve and interpret all information related to equipment, system and supply warranties, operation manuals and safety documentation.
- Maintain the system of work order/work requisition management to ensure all requested maintenance and repairs are received, documented, prioritized and completed timely. Make changes or updates to the system as needed.
- Coordinate staff efforts to ensure work order completions and renovations in order to support admissions and move ins.
- Screen, select, and train Maintenance staff.
- Terminate employment of maintenance staff when necessary, documenting and coordinating such actions with HR Director or Administrator.
- Oversee work performance of Maintenance staff and provide counseling and disciplinary action as needed to maintain quality standards and to maintain policies and procedures as outlined in the Partner Handbook.
- Directly perform maintenance procedures such as painting, minor electrical and plumbing repairs and replacements.
- Obtain and evaluate bids for outside contractors, manage contractor performance to ensure contracted projects meet quality specifications and that they are completed on time and on budget.
- Serve on committees of the facility (i.e., Infection Control, Safety, QA, Leadership, etc.) and provide written/oral reports of maintenance services and activities as required by the committee’s guidelines or directions.
- Attend morning meetings and delegate someone from the maintenance dept. to attend on your behalf if you are unable to make the meeting.
- Maintain productive working relationships with other department supervisors and coordinate maintenance services to assure that services can be performed without interruption to residents.
- Ensure all maintenance personnel wear and/or use safety equipment and supplies when working.
- Forecast needs of the department by preparing and planning the Maintenance Department’s budget for equipment, supplies, and labor on an annual basis.
- Make departmental adjustments in order to conform to approved budget and or as directed by an analysis of the monthly operating statement or as requested by the Administrator.
- Ability to work inside and outside the facility in possible adverse weather conditions.
- Any assigned tasks as requested from the facility Administrator.
