POSITION SUMMARY:
The Lead Building Engineer independently performs a wide variety of general maintenance repairs relating to an assigned portfolio of properties. This engineer must have the aptitude to troubleshoot and investigate issues with the building’s system as it relates to the complete operations of the property. They must be able to interpret building operational sequences and mechanical drawings. They must be able to manage light administrative work to document activities. The candidate must be a collaborator and work with co-workers for the good of Portman Holdings and must participate in and follow the guidelines of the safety programs as directed. This position reports to the Director of Property Management and may receive direction from the Assistant Chief Engineer for daily operations and responsibilities.
RESPONSIBILITIES:
- Become proficient with the Yardi Facility Manager on-line service request system including handheld application and PM Program
- Responsible for the overall maintenance of building and building equipment
- Perform routine building inspections according to company policy on both building common areas, customer spaces and exterior
- Monitor and interpret the daily operation of the BMS, Lighting Systems and Fire Life Safety Systems and its sequences to ensure correct function
- Ability to read blueprints and system drawings
- Record keeping and organization of tasks
- Ensure proper shut-off and isolations are in place for future repairs and maintenance.
- Monitor water chemical treatment programs for cooling towers, chilled, and boiler water systems and log readings
- Monitor customer space temperatures and adjust thermostats and control systems when needed
- Assist with any building related mechanical maintenance issues when required
- Assist contractors with life safety alarm systems and water-based or dry fire protection systems shutdowns, testing, and restoration to service
- Assist in foul weather preparedness and response
- Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction
- Develop and maintain positive owner/tenant relationship.
REQUIRED EDUCATION, SKILLS, and EXPERIENCE:
Documented training/certification/license or comparable experience in one or more of the following fields: Electrical, Plumbing, Mechanical, Roofing, Life Safety. Be available for emergency calls at night, weekends, and holidays on a rotating schedule. During your on-call week, you will be required to be available after normal business hours, including Saturday, Sunday, or holidays. The desired candidate should have a fundamental knowledge of state and local codes and must maintain a current driver’s license.
PHYSICAL DEMANDS
Lifting requirements are intermediate and may be required to occasionally lift, carry, push, pull, or otherwise move objects up to 50 pounds. While performing the duties of this job, the candidate will regularly require to frequently stand; walk; use hands, handle, or feel, and reach with hands and arms.
EDUCATION:
High School diploma or equivalent (GED) preferred.
Approved/sanctioned Technical Institution and/or College or University in one or more of the following fields preferred:
Electrical, Construction, Building Life Safety Systems, Plumbing, Mechanical/HVAC
Systems Maintenance Administrator (SMA) or Systems Maintenance Technician (SMT) designation through BOMI preferred or equivalent on the job training or experience in one or more of the above listed fields
