Full Time | Hartford, CT, US
Pay: $22.00-$25.00 per hour, DOE
Schedule: Monday – Friday, 8:00am – 4:30pm
Carabetta Property Management is actively seeking a detail-oriented HUD/Section 8 Recertification Specialist to join our team in Hartford, CT to support our HUD, Section 8, and LIHTC programs.
The Recertification Specialist is responsible for managing annual and interim certifications for project-based residents in compliance with HUD regulations and Connecticut state housing policies, ensuring program compliance, accurate record-keeping, and top-of-the-art service to our tenants.
Responsibilities
Responsibilities include, but are not limited to:
- Conduct annual and interim recertifications for residents under HUD, Section 8, and LIHTC programs.
- Collect, review, and process documentation for income, assets, expenses, and household composition.
- Calculate rent and Housing Assistance Payments (HAP) using HUD regulations and Yardi software.
- Issue rent change notices and maintain accurate tenant records.
- Communicate professionally and courteously with residents and subsidy agencies regarding program requirements, deadlines, and documentation.
- Treat all residents with respect, empathy, and fairness.
- Ensure compliance with federal and local housing regulations in all resident interactions.
- Maintain accurate documentation of all actions, resident interactions, and events for audit and litigation purposes in electronic and physical files in accordance with HUD audit standards.
- Participate in audits, inspections, or program reviews.
- Stay current on HUD regulations, Connecticut housing laws, and program updates.
Qualifications
- Minimum 2 years of experience in HUD housing programs, Section 8/LIHTC, or property management is REQUIRED.
- Strong knowledge of HUD regulations, Fair Housing laws, and CT affordable housing programs is REQUIRED.
- Proficiency with housing software (preferably Yardi).
- Exceptional organizational skills, attention to detail, and the ability to manage multiple deadlines at once.
- Excellent interpersonal and communication skills.
- Patience, professionalism, and the ability to manage stressful situations.
- Certified Occupancy Specialist (COS) and Tax Credit Specialist (CP3 or higher) preferred.
- College degree is a plus!
- Bilingual (English/Spanish) is required.
