You will collaborate with internal teams, including Acquisitions, Legal, and Development, as well as external consultants, to assess site feasibility, zoning, entitlements, environmental conditions, and geotechnical considerations. Your work will directly impact project scheduling, risk assessment, and decision-making at senior leadership levels. This role requires strong project management and technical expertise, as well as the ability to synthesize complex data into actionable recommendations. You will manage multiple large-scale real estate or infrastructure projects simultaneously, ensuring due diligence standards are met and supporting successful site development outcomes.Accountabilities:
- Lead and coordinate internal and external due diligence activities for potential site acquisitions
- Provide technical input to support market evaluations and acquisition decisions
- Review and assess seller-provided documentation for completeness, accuracy, and development viability
- Focus on geotechnical investigations, environmental site assessments, and zoning/entitlements analysis
- Collaborate with preconstruction and internal teams to develop due diligence scopes and schedules
- Direct third-party consultants, including land use attorneys, civil engineers, and environmental firms
- Present findings, risks, and recommendations to senior leadership using due diligence trackers and project schedules
- 510 years of experience in site development, design, construction, or technical due diligence, preferably in data center, industrial, or commercial real estate projects
- Proven experience leading cross-functional due diligence efforts for large-scale projects
- Strong understanding of zoning, permitting, entitlements, utility coordination, geotechnical, and environmental review processes
- Experience managing consultant scopes, schedules, and budgets
- Excellent organizational, project management, and multi-tasking skills
- Strong written and verbal communication skills, with the ability to present complex findings clearly
- Ability to work independently and collaboratively
- Relevant background in Architecture, Civil Engineering, Construction Management, Real Estate Development, or related fields
- Familiarity with U.S. land acquisition and real estate legal frameworks
- PMP, PE, or similar certification is a plus
