Position Overview

The Mortgage QC Underwriter performs detailed reviews of pre-funding and post-closing loan files to verify that underwriting decisions comply with company policies, investor guidelines, and federal and state regulations. Working closely with the QC Manager, this role is critical to identifying deficiencies, mitigating risk, and maintaining the quality and integrity of BoxCar Mortgage’s loan portfolio. The ideal candidate brings 2+ years of mortgage underwriting and QC review experience and has a sharp eye for detail and regulatory compliance.

Key Responsibilities
  • Conduct pre-funding and post-closing quality control reviews of residential mortgage loan files, including conventional, FHA, VA, and USDA products.
  • Re-underwrite loan files to verify income, assets, employment, credit, property valuation, and collateral documentation meet program guidelines and investor requirements.
  • Evaluate adherence to TRID, RESPA, ECOA, HMDA, and other applicable federal and state regulations throughout the loan file.
  • Identify underwriting deficiencies, documentation gaps, and compliance exceptions, clearly documenting findings with supporting detail.
  • Assign severity ratings to findings and prepare written QC reports summarizing results for each reviewed file.
  • Communicate findings and recommendations to underwriting, processing, and closing teams to support corrective action and process improvement.
  • Review appraisals and property valuations for accuracy, completeness, and compliance with USPAP standards and agency guidelines.
  • Participate in targeted reviews related to early payment defaults, repurchase demands, and investor audit responses.
  • Monitor updates to agency guidelines, investor overlays, and regulatory changes, incorporating them into QC review checklists and procedures.
  • Maintain accurate and organized records of all QC reviews, findings, and resolution tracking for audit and reporting purposes.
QualificationsRequired
  • 2+ years of experience in mortgage underwriting, QC auditing, or a closely related loan review role.
  • Strong working knowledge of conventional, FHA, VA, and USDA loan program guidelines and eligibility requirements.
  • Thorough understanding of federal and state lending regulations including TRID, RESPA, ECOA, HMDA, and fair lending laws.
  • Ability to independently re-underwrite loan files and evaluate credit, income, asset, and collateral documentation.
  • Proficiency with loan origination systems.
  • Excellent analytical skills with strong attention to detail and the ability to clearly document findings in writing.
  • Effective communication skills for collaborating with underwriters, managers, and cross-functional teams.
Preferred
  • Experience with QC Ally and Compliance Ease
  • Experience responding to investor repurchase demands or agency audit findings.
  • Familiarity with automated underwriting systems (DU, LPA) and their documentation requirements.
  • Prior experience in a high-volume lending environment with exposure to multiple investor channels.
