The Groundskeeper Make Ready Technician plays a critical role in maintaining and enhancing the aesthetic and functional quality of residential and commercial properties. This position is responsible for preparing properties for new tenants or owners by performing landscaping, maintenance, and repair tasks to ensure the grounds are safe, clean, and visually appealing. The role requires a proactive approach to identifying and addressing issues related to outdoor spaces, including lawn care, planting, irrigation, and minor repairs. The technician collaborates closely with property management teams to meet tight turnaround times and uphold high standards of property presentation. Ultimately, this role contributes significantly to tenant satisfaction and the overall value of the property portfolio.
Minimum Qualifications:
- High school diploma or equivalent.
- Valid driver’s license with a clean driving record.
- Experience in groundskeeping, landscaping, or property maintenance.
- Ability to operate landscaping and maintenance equipment safely.
- Physical ability to perform manual labor, including lifting, bending, and standing for extended periods.
Preferred Qualifications:
- Certification in landscaping, horticulture, or related field.
- Experience with irrigation system maintenance and repair.
- Knowledge of pest control and fertilization techniques.
- Familiarity with safety regulations and best practices in grounds maintenance.
- Previous experience working in a property management or real estate environment.
Responsibilities:
- Perform routine landscaping tasks such as mowing, trimming, edging, planting, and mulching to maintain attractive grounds.
- Conduct make-ready activities including cleaning, minor repairs, and touch-ups to prepare properties for new occupancy.
- Inspect irrigation systems and perform basic maintenance or coordinate repairs to ensure efficient water use.
- Identify and report any safety hazards or maintenance issues on the property to management promptly.
- Operate and maintain groundskeeping equipment safely and efficiently, ensuring all tools are in good working order.
Skills:
The Groundskeeper Make Ready Technician utilizes a combination of technical and practical skills daily to maintain and prepare properties. Proficiency in operating landscaping equipment such as mowers, trimmers, and blowers ensures efficient and safe grounds maintenance. Knowledge of horticultural practices allows the technician to care for plants and turf effectively, promoting healthy growth and curb appeal. Strong problem-solving skills are essential for identifying maintenance issues and performing timely repairs or coordinating with specialists.
