Location: Hybrid / Remote with travel to clinic sites as needed
Salary Range: $150,000 $170,00 per year
Description: The Real Estate Director is responsible for supporting the real estate management of Soar Autism Centers growing national portfolio of centers. The role will report to the Senior Vice President of Operations and work closely with the broader Soar Real Estate, Growth, and Market Operations Teams to manage real estate planning, transactions and lease administration activities.

Key Responsibilities
Real Estate Planning / Site Analysis
Lead the review of potential sites, assessing their relative density, economics, and other factors
Lead LOI negotiations and track real estate deals pre-lease execution
Manage broker relationships
Coordinate site surveys with landlord and Construction Team
Lease Negotiations
Manage lease negotiations for new Soar Autism Center facilities
Manage lease amendments for new/existing Soar Autism Center facilities
Create and manage parking applications and agreements
Confirm suite boundaries are accurately represented in lease agreements and create premises exhibits when necessary
Coordinate landlord work requirements with Construction Team and ensure landlord and construction team are aligned on delivery conditions
Create and/or review landlord generated lease parking exhibits
Manage legal reviews to ensure legal expenses remain in budget
Lease Administration
Serve as point of contact for landlord post-lease execution, as needed, and generate welcome letter orienting Landlords to Soar contacts
Manage lease renewal process and approvals
Coordinate landlord work requirements with Construction Team and ensure landlord and construction team are aligned on delivery conditions
Track contractual delivery dates and generate delivery date letters to memorialize delivery dates
Track dates to estimate rent commencement dates and generate/execute commencement date agreements
Manage and track documents to support lease accounting audits
Manage landlord approvals for tenant improvements
Manage estoppel and SNDA review until this responsibility is transitioned to CVS Lease Administration
Implementing and managing lease administration platform
Other duties as assigned
Facility Administration
Create and manage parking applications and agreements
Support Facility Management until dedicated facility resource is onboard
Qualifications
Required:
5+ years of experience in the real estate industry
Experience negotiating multiples leases at a time and modeling lease financials
Strong organizational, written communication, and analytical skills
At least 2+ years experience directly managing real estate brokers
Experience managing real estate deal trackers and creating site approval dashboards
Working knowledge of different lease administration platforms
Ability to review and directly redline leases
Preferred:
Experience in multi-site healthcare organization
Experience working in SmartSheet
Ability to lead lease legal reviews
