Position Overview

Classification: Full time, Exempt
Location: 87 Florida Ave Office and our Co-Living portfolio properties
Core Office Hours: 9AM-6PM, M-F
Position Objective
This position is uniquely qualified to handle all aspects of property management for a specific set of properties and clients within the Nest DC Co-Living portfolio. With exceptional customer service, time management, and knowledge of the industry, this role ensures the delivery of best-in-class property management by caring for our client's investments and ensuring that their assets are well cared for. There will be a continuous focus on the leasing, maintenance, and finance portion of the work while also ensuring that our residents receive the highest level of service. Success in this position depends on the effective management of our properties and delivery to the Nest DC standards.
As such, the following will be core responsibilities:
Community Building & Resident Relations
  • Improve and maintain experience & reputation of the building amongst residents
  • Attend calls and in-person meetings with residents as needed to resolve issues
  • Monitor and address online reviews, goal of 4+ stars
  • Build community through events and regular targeted communication
  • Host office hours regularly onsite
  • Manage renewal process to include incentives for renewing and referring new tenants as well as fees for moving to month-to-month
  • Recommend and issues rent increases in accordance with owners' and tenants' best interests in mind
  • Monitor rent delinquency and connect with delinquent tenants as needed to collect payment
Maintenance & Compliance
  • Liaise with tenants and dedicated vendors on maintenance requests, see that requests are completed fully and on time
  • Serve as point person for maintenance team and vendors, arrange appointments and access
  • Coordinate vendors in the case of emergency maintenance, including being on-site when needed
  • Oversee move-out and turnover processes, coordinate with leasing team to ensure smooth transitions
  • Conduct regular inspections of units and bedrooms in order to maintain high aesthetic standards
  • Arrange for seasonal preventative maintenance as well as quarterly preventative cosmetic work
  • Track relevant building licenses and ensure they are renewed on schedule (BBL, Elevator), ensure proper / updated licenses are posted at the buildings
  • Manage utility payments, monitor usage and address overages appropriately with tenants or vendors
  • Track relevant vendor contracts and negotiate, renew, or terminate contracts as they come up
  • Accurately process invoices for maintenance and vendors
  • Ensure all Appfolio pages are updated and accurate
Financials and Reporting
  • Ensure all bills are accurately entered in Appfolio, with proper invoices attached
  • Monitor monthly billing performance against the established budget
  • Close out end of month finances, produce reports for manager review and approval
  • Approve monthly billing from direct reports
  • Review the budget on an annual basis, providing suggestions to the Director of Co-living for routine maintenance, repeated spending categories, contracts, and areas for improvement
Relationship Management
  • Supports owner relationships within assigned portfolios and escalations of direct reports to build trust among clients
  • Manage day-to-day operations of the assigned portfolio and escalations of direct reports
  • Prepares for and attends monthly calls and in-person meetings with clients as needed
  • Ensure that agreed upon cadence of communication is delivered to owners and tenants
  • Liaise between departments within Nest DC to ensure the highest level of service
  • Network with vendors, and partners
Build Co-Living Division - Continually Streamline, Track, and Improve Processes and Systems
  • Build scalable systems within Co-Living department as needed to ensure the highest level of service
  • Implement the right tools needed to manage leasing, maintenance, finance, and administration
  • Innovate current systems and processes with the lens of better customer experiences and efficiency
  • Identify opportunities for new revenue streams and oversees implementation
  • Monitor Appfolio and after-hour repair communication regularly and implement improvements
  • Utilize client feedback and team mistakes to analyze processes and systems, identifying improvements or changes that can be made internally

Position Essential Functions
  • Work in person at Nest DC offices or portfolio properties at least three days per week
    Travel to and access portfolio properties for site visits
  • Ability to transport items up to 20 pounds
  • Ability to climb stairs
  • Ability to operate a computer and other office office machinery such as a calculator, copy machine, and printer
  • Communicate information and ideas so others will understand

The pay range for this role is:
75,000 - 85,000 USD per year(87 Florida Avenue NW)
