About This Position
Purpose of Position:
The purpose of this position is to perform routine cleaning, janitorial functions and semi-
skilled maintenance work at assigned site location(s).
Essential Duties and Responsibilities (not all inclusive – descriptive in nature)
• Performs janitorial and custodial functions at assigned locations
• Performs preventive general repair and maintenance work on structures, physical
facilities and related equipment
• Sweeps, mops, strips waxes, and buff floors
• Dusts furniture and empties trash receptacles
• Vacuums and shampoos carpets
• Cleans and sanitizes wall, windows, and restrooms to include mirrors and fixtures
• Maintains custodial supplies at site locations; submitting requisitions for new and
replacement supplies as necessary
• Diagnoses and performs semi-skilled electrical repairs such as replacing ballasts,
switches, and fixtures
• Performs minor repair on desks, furniture, therapy equipment, doors, and
windows
• Repairs and maintains a variety of tools and equipment such as mowers, edgers,
and cleaning equipment
• Performs maintenance on air handling units to include changing filters, belts and
bearings, lubricating and adjusting registers
• Maintains grounds around site location to include mowing lawns, edging, and
watering
• Trims and prunes shrubs and trees
• Picks up papers or debris; rakes, weeds, sweeps, and waters grounds and
walkways
• Assists with setting up and taking down supplies, tables, etc. for events
• Run errands and deliver interoffice mail to different locations
• Ensures complete confidentiality of all written and oral materials, data, conversations, etc. exposed to during employment
• Performs all other duties as required
Education, Experience, Skills:
• Have prior experience in custodian and /or maintenance work is preferred
• Ability to work well with others and the residents of the buildings • Ability to learn how to follow established routines, such as cleaning routines • Ability to learn light general maintenance work • Ability to follow directions and work independently • Ability to follow safety procedures • Possess and maintain a valid Driver’s License
Physical requirements and working environment:
• The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position
• The employee must be physically capable of moving about in work locations and under adverse field conditions
• Hand-eye coordination is necessary to operate various pieces of equipment
• While performing the duties of the job the employee is occasionally required to stand; walk; use hands to finger; handle, feel or operate objects, tools, or controls; reach with hands and arms; sit; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and smell
• The employee must occasionally lift and/or move objects weighing up to 25 pounds
• Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus
• The work environment characteristics described here are representative of what an employee encounters while performing the essential functions of the job
• Work is performed both inside in an office setting and outside on the work site
• The employee is required to work in outside weather conditions, near moving vehicles or moving mechanical parts and in precarious places
• The employee is sometimes exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and there is a risk of electrical shock and vibration
• The noise level is quiet to moderate

• May be required to work on religious holidays.
• Regular and predictable attendance is required.
• Must work cooperatively with others.
• When position requires vehicle operation, responsible for the safety, readiness and operation of the vehicle and must abide by Dorchester’s safe driving policy.
