Position Summary
The New Business Development & Real Estate Manager is a high-impact, field-based role responsible for driving wholesale fuel growth and expanding Chestnut’s retail footprint across the Tri-State region.
This role combines new business development, territory management, and real estate execution, with accountability for acquiring new fuel accounts, managing dealer relationships, negotiating supply and lease agreements, and identifying new site opportunities (acquisitions, rebrands, and greenfield development).
The ideal candidate is both a hunter and operator—able to close new business while maintaining strong partner relationships and executing on-site growth strategies.

Key Responsibilities
Business Development & Growth
- Identify, prospect, and close new wholesale fuel accounts including dealers, fleets, municipalities, and distributors
- Drive gallon growth, margin expansion, and long-term contract value
- Develop and manage a robust sales pipeline and territory strategy
- Promote branded and unbranded fuel programs and secure multi-year agreements
- Lead market expansion initiatives across NY, NJ, and CT
Real Estate & Site Development
- Identify and evaluate new site opportunities including acquisitions, rebranding, and greenfield development
- Conduct site feasibility analysis (trade area, zoning, traffic patterns, ingress/egress, environmental considerations)
- Lead LOIs, lease negotiations, supply agreements, and purchase contracts
- Partner with developers, landlords, and internal stakeholders through diligence and closing
- Support branding conversions, capital improvements, and site development timelines
Territory & Relationship Management
- Build strong partnerships with operators, developers, and key decision-makers
- Identify at-risk accounts and implement retention strategies
- Support contract renewals, extensions, and compliance
Reporting & Analytics
- Track and report on sales pipeline, volumes, margins, and account performance
- Participate in regular KPI reviews and strategic planning discussions
- Use data insights to drive decision-making and prioritize growth opportunities
Required Qualifications
- 5+ years of experience in wholesale fuels, petroleum marketing, convenience retail, or B2B business development
- Strong knowledge of fuel pricing (rack, DTW), branded/unbranded programs, and dealer operations
- Proven success in new business development and territory growth
- Experience negotiating contracts, supply agreements, and/or real estate transactions
- Strong relationship management, negotiation, and communication skills
- Ability to work independently in a field-based, performance-driven environment
- Proficiency in CRM tools and Microsoft Office Suite
- Valid driver’s license and ability to travel regularly
Preferred Qualifications
- Experience with real estate site selection, acquisitions, or lease negotiations
- Familiarity with environmental compliance, tank systems, and site development processes
- Existing network within fuel distribution, convenience retail, or commercial real estate
- Experience working with major fuel brands (Shell, Exxon Mobil, BP, etc.)
- Background in both sales (“hunter”) and account management (“farmer”) roles
