Job Description

We are currently looking for a Project Manager to be based on-site with a high-profile e-commerce global organization in New York, NY. In this client facing role, you will be working with a Project Management team on a number of tenant improvement projects for this marquis client. This is a great opportunity to expand your move management and tenant improvement project portfolio. Come join our team!

Essential Duties & Responsibilities:

  • Plan, manage, and coordinate all aspects of the project schedule, scope, and cost.
  • Working closely with facilities management, understand and manage project impacts to customers and occupants, such as move logistics and protection.
  • Understand how all aspects of the project scope, including design and necessary local permitting processes, impact the schedule; build effective schedules at the onset of each project.
  • Frequently and consistently communicate and collaborate with team members, clients and stakeholders.
  • Manage and document the roles of multiple client stakeholders, vendors and customer representatives in each project, understanding how each impacts the project requirements.
  • Manage detailed project documentation and frequent data entry in client-required systems.
  • Manage vendors’ schedules, performance and financial engagements including proposals, contracts, change orders and invoice requests.
  • Work towards understanding all vendors technical scope, including but not limited to furniture, AV, Security Design and GC trades.
  • Prepare, manage and proactively communicate project ROMS and costs at all stages, from inception through closeout. Identify opportunities for savings when possible.
  • Develop and communicate project scope and action plans to all stakeholders – working closely with all stakeholders to align customer requests with client guidelines. Proactively recognize and recommend adjustments as necessary.
  • Understand each unique customer’s specific goals, expectations and challenges; communicate these regularly to all project team members and client stakeholders.
  • Re-evaluate the contract scope of work as the project progresses against the goals, expectations, and the needs of the client, and recommend adjustments as necessary.
  • Stay up-to-date and follow numerous client internal processes as they evolve.
  • Effectively prioritize numerous tasks and clients requests across a high-volume of projects, with leadership assistance.
  • Attendance at the office during normal business hours is required. Attend site visits as required for initial scoping, vendor management, and construction observation through closeout.
  • Other duties and administrative data requests as assigned.

Knowledge & Skills Required:

  • Advanced understanding of commercial interior design and construction, including all MEP trades; experience with furniture, AV and security design strongly desired.
  • Demonstrated ability developing to drive project action plans and critical path schedules, managing stakeholder and vendor accountability at every step.
  • Demonstrated ability to monitor and track scope development throughout the project; recommend adjustments when necessary.
  • Knowledge of local permitting and approval processes, and ability to drive to meet project timelines and resolve roadblocks.
  • Demonstrated ability to manage multiple vendors simultaneously for a project, and proactively flag and address problems related to scope, coordination and scheduling.
  • Budgeting & Forecasting: Ability to prepare and communicate project ROMS and costs at all stages, from inception through closeout.
  • High sense of urgency and strong execution speed: Ability to manage many small tasks across multiple projects efficiently.
  • Strong organizational and administrative discipline: Comfortable managing detailed project documentation and frequent data entry in client-required systems.
  • Excellent communication and customer service orientation: Clear, proactive, and professional written and oral communication with internal stakeholders, vendors, and clients.
  • Proactive project management mindset: Anticipates next steps, drives action from vendors and partners, and pushes projects forward.
  • Strong attention to detail: Maintains accuracy across schedules, documentation, and client systems.
  • Risk awareness and problem escalation: Identifies potential schedule risks early and escalates issues promptly.
  • Adaptability and flexibility: Comfortable with evolving client processes; solutions-oriented.
  • Positive, collaborative attitude: Professional and constructive when working with clients, vendors, and team members.
  • Curiosity and sound judgment: Quickly understands challenges and escalates issues early for resolution.

Preferred Education and Experience:

Education: BS in Construction, CM, Engineering, QS, Architecture, or related field

Experience: 6+ years of experience Project Management, engineering, or construction management

Preferred Certification: CCM, PMP, PE, AIA, LEED

The salary range for this full-time role is $120,200.00-$160,266.69 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
