Summary:
The Manager of Property Preservation reports to the Sr/Director of Property Preservation and Hazard Claims and works closely with the internal operational departments as well as external vendors. The primary responsibility is ensuring state and federal regulations, agency guidance, investor/insurer regulations, and policy and procedures are followed. This role is responsible for compliance, mitigating risk and loss exposure for all properties managed in Property Preservation. The Manger must demonstrate a strong knowledge of rules/regulations for FHA, VA, USDA, Fannie Mae and Freddie Mac. The Manger is responsible for ensuring processes are followed by the team. The Manager oversees the day-to-day relationship with vendors and ensures all Freedom policies are followed by vendors. The Manager is the main contact overseeing all outsourced staff work and working with management at the outsourcing companies to ensure all work is done to Freedom SLA and quality standards. The manager is responsible for the teams managing assets from end to end in Property Preservation, including monitoring Registration, Code Violations, and Maintenance.
Essential Job Duties and Responsibilities:
Monitors control reporting to ensure key operational processes are being followed and working as designed
Monitors all reporting for performance and staffing requirements
Communicates KPI and Goals to team and monitors reporting to ensure team is working to peak efficiency
Supervises all staff in department and guides/teaches staff on processes and best practices
Reviews bids, inspections, code violations and other essential preservation activities for quality and timely completion by staff
Responsible for reviewing and approving over-allowable bids.
Responsible for escalating high risk items to management and/or Best Execution
Responsible for attending monthly vendor scorecard meetings and weekly high risk vendor meetings to discuss performance and strategies
Identifies and delegates or resolves problems within all SLA's
Work to address all regulatory changes internally and with external partners.
Review of current reports and assistance with identification of new reports, including ensuring department SLAs are met.
Establish and foster a work culture at all levels within the operation, which is positive, collaborative, respectful and capable of driving long term operational sustainability.
Review reports to ensure data transmissions and system integrity of all property preservation information.
Management responsibilities, including hiring and training employees, directing work, monitoring and completing performance evaluations, employee recognition and discipline, addressing complaints and resolving problems.
Comply with all company policies and procedures.
Maintain regular and punctual attendance.

This position has direct reports. Manages staff and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications:
To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
Must be MS Office proficient.
Intermediate Excel experience, specifically using pivot tables and VLOOKUP’s.
Outlook Experience, prior shared mailbox experience a plus
Able to work in a fast-paced dynamic team environment.
Education and/or Experience:
Bachelor’s Degree from a Four (4) year College or University and three (3) years of experience or equivalent combination of education and experience 5-8 years
Supervisory experience with 3-5 years of direct experience in Mortgage Default Property Preservation.
Able to work collaboratively with others.
Articulate and effective communicator able to prepare and deliver detailed oral and written presentations to senior management.
Able to complete assignments independently and meet reporting targets.
Exceptional knowledge of GSE, FHA, VA & USDA property preservation requirements.
