Position Description:

Job Title: Maintenance Technician/Porter for a 51 Unit Building in Minneapolis, MN

**$1,000 Signing Bonus paid out after 60 days of employment**

Calibrate Property Management is looking for an experienced Maintenance Technician. In this role, you will be a hands-on professional committed to ensuring the proper maintenance, cleanliness, and repair of our apartment complex. Working closely with the Property Manager, this role tackles a diverse set of tasks ranging from routine maintenance, regular porter/cleaning tasks, to emergency repairs, all while upholding a high standard of safety and resident satisfaction. You will be on a rotating emergency call schedule, and may be asked to assist at our other locations as needed!

Duties/Responsibilities:
Perform routine maintenance tasks such as painting, minor electrical repairs, plumbing, carpentry, and HVAC maintenance.
Respond to maintenance requests and work orders promptly, ensuring clear communication with residents and the property management team.
Perform daily common area cleaning tasks
Conduct inspections to determine the need for repairs and guarantee that all issues are addressed before escalating into larger problems.
Install appliances and equipment as required.
Adhere to all safety policies and procedures, ensuring a safe work environment for both residents and staff.
Keep records of maintenance and repair work conducted.
Assist in the maintenance and landscaping of outdoor areas, including pools, parking lots, and other communal spaces.
Collaborate with external contractors when specialized expertise is needed.
Ensure that all equipment and tools are in good working condition.
Participate in on-call rotation for emergencies outside of regular working hours.
Move Garbage/Recycling cans

Required Skills/Abilities:
Basic knowledge of electrical, plumbing, HVAC, and carpentry.
Proficiency in using various tools and equipment.
Strong problem-solving and troubleshooting skills.
Ability to work independently and as part of a team.
Excellent communication skills, with a focus on resident satisfaction.
Valid driver's license may be required.

Education and Experience:
High school diploma or equivalent
1-3 years of experience in a maintenance role, particularly with multi-family housing.

Work Environment:
This is an active position with sporadic periods of sitting. You will be on your feet most of the day (except for breaks) in and out of common areas and residential units. This role will require frequent interaction with other staff members and residents.

Physical Demands:
Frequently required to stand, walk, stoop, kneel, crouch, or crawl.
Regularly lift and/or move objects weighing up to 50 pounds, occasionally lift and/or move objects that weigh more than 100 pounds.
Ability to work in various outdoor weather conditions including heat, cold, rain, etc.
Frequently required to climb ladders, balance at high heights, and navigate tight spaces.
Manual dexterity to operate tools and equipment.
Close, distance, and peripheral vision, with depth perception and the ability to adjust focus, as necessary.
Ability to tolerate exposure to dust, chemicals, fumes, and other environmental factors.
Occasionally required to drive maintenance vehicles or equipment
