Project Manager at Breeding Contracting LLC – Beverly Hills, California

Job Overview:

• Company: Breeding Contracting LLC.
• Salary/Pay Rate: $110,000 - $130,000 per year (based on experience).
• Location: West Los Angeles, CA (Hybrid).

• Project Scope: Residential and Commercial Construction.
• Mandatory Licenses & Certifications: PMP (Project Management Professional).

The Opportunity: You will serve as the primary architect of project success, owning the end-to-end planning and financial performance of premier construction builds. This role offers the autonomy to lead high-stakes projects from pre-construction to turnover while fostering the elite client partnerships that define our brand.

How You Will Make an Impact:

• Led project initiation and pre-construction activities to establish clear work breakdown structures and deliverables.
• Developed and managed comprehensive project budgets and cost reports to ensure maximum financial performance.
• Validated subcontractor bids for scope accuracy and executed all contracts and change orders with precision.
• Maintained master project schedules by coordinating closely with Superintendents to mitigate risks and hit milestones.
• Directed bi-weekly Owner-Architect-Contractor (OAC) meetings to provide transparent status updates and resolve complex issues.
• Administered the RFI and submittal processes to ensure work complies strictly with contract documents and specifications.
• Managed the complete project close-out phase, including final inspections, as-built documentation, and warranty turnovers.

Required Qualifications & Experience:

• Minimum of 5-7 years of experience in construction project management.
• Active PMP (Project Management Professional) certification is required.
• Proven track record of managing project finances, including budgeting, forecasting, and cash flow analysis.
• Strong ability to lead diverse stakeholder groups, including clients, architects, and trade partners.
• Experience in contract administration and the ability to evaluate complex scope impacts.

Preferred Qualifications & Experience:

• Associates or Bachelors Degree in Construction Management, Engineering, or a related field.
• Experience managing a mix of high-end residential and commercial construction projects.
• Proficiency in construction management software and advanced scheduling tools.
• Self-starter mentality with the ability to work effectively in a hybrid office/field environment.
