Job Overview:

Salary/Pay Rate: $70,000 to $90,000 per year plus Profit Sharing.

You will play a vital role in the preconstruction phase, transforming blueprints into accurate financial roadmaps for major commercial builds. How You Will Make an ImpactAnalyze project drawings and specifications to identify the full scope of work and potential cost drivers.
Develop detailed quantity takeoffs and conceptual cost models using industry-standard software.
Coordinate subcontractor outreach by managing invitations to bid and evaluating incoming proposals for accuracy.
Collaborate with design partners and operations teams to resolve technical discrepancies and suggest value engineering.
Maintain meticulous records of historical cost data to improve the accuracy of future project bids.
Support the final handoff process to project teams, ensuring they have the clear documentation needed for field success.
13+ years of relevant experience in construction, estimating, preconstruction, or a related role.
Experience or exposure to commercial construction projects.
Bachelors Degree in Construction Management, Engineering, Architecture, or a related field.
Proficient in reading and interpreting commercial construction drawings and technical specifications.
Strong numerical reasoning and analytical skills for complex cost modeling.
High level of proficiency with Microsoft Office Suite and digital takeoff tools.
Strong communication skills with the ability to work with internal teams, subcontractors, suppliers, and design partners.
Experience with specialized software such as On Center On-Screen Takeoff, ProCore, or Bluebeam.
Basic knowledge of commercial building systems, materials, and local market conditions.
Demonstrated ability to manage tight deadlines and adapt to evolving design documents.
