As the Maintenance Supervisor, you will be responsible for overseeing the maintenance and service operations of our apartment community, ensuring the highest level of resident satisfaction and property upkeep. Because this role supports a new development, prior new-construction lease-up experience is required. Job: Maintenance Supervisor

Job description: The Maintenance Supervisor is responsible for the care and maintenance of our multifamily apartment communities including the interior units, exterior entrances, common areas, grounds, and amenity areas.

Essential Duties and Responsibilities:

Maintenance Supervisor duties and responsibilities may include but are not limited to:

  • Coordinates scheduling of vacant units, including in-house and contracted activities.
  • Inspects and approves workmanship quality of in-house and contracted personnel. Check units just prior to move-in for final condition.
  • Schedules and prioritizes all service requests optimizing resident satisfaction, staff skills and abilities, and preservation of the asset.
  • Maintenance of swimming pool, amenity areas, spas, and fountains.
  • Maintenance, daily cleaning, and repair of common areas (including sweeping, washing, and general cleaning).
  • Responsible for adherence to budget guidelines and maintaining inventories.
  • Monitor security - all vacant units, outside doors of the clubhouse, and other maintenance and/or common facilities and amenities. Ensure doors are locked. General property safety and security and accident prevention, including key control.
  • Maintain a professional demeanor with residents.
  • Communicate regularly with the Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements.
  • Purchases supplies and services as needed utilizing approved vendors after receiving approvals and purchase orders from the manager.
  • Must have the ability to work weekends when necessary and be on-call as needed.
  • Must have a valid driver’s license and reliable personal transportation.
Requirements:

Qualifications:

The Maintenance Supervisor shall have the following skills, education, and experience:

  • High school education or GED.
  • Minimum of 3 years of experience in multi-family.
  • HVAC Certification.
  • Valid Driver’s License.
  • Prior new-construction lease-up experience is required.
  • Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry, and general construction.
  • Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors, and the public.
  • CPO Certification-preferred.
  • Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime, and weekend on-call rotation.
