About the Position
The Floating Community Manager to provide temporary coverage and leadership support across multiple sites as needed. This role requires a flexible, hands-on leader who can quickly adapt to different properties, effectively supervise and train onsite staff, and ensure consistent compliance with company policies and industry regulations. The Floating Community Manager plays a key role in maintaining high standards of property operations, tenant relations, and team performance. The ideal candidate is organized, solutions-oriented, and capable of managing multiple priorities in a fast-paced, dynamic environment.

Essential Duties and Responsibilities:
- Serve as acting Community Manager at assigned HUD or multifamily properties on a temporary or rotating basis.
- Oversee day-to-day property operations, ensuring smooth transitions between permanent staff.
- Enforce lease agreements, community rules, and company policies consistently and fairly.
- Ensure timely completion of service requests and maintain high curb appeal standards.
- Monitor vendors and contractors to ensure quality work and budget compliance.
HUD & Regulatory Compliance
- Maintain full compliance with HUD regulations, Fair Housing, EIV, and other governing agencies.
- Accurately complete and review HUD recertifications, move-ins, move-outs, and interim certifications.
- Ensure files are audit-ready at all times and assist with MOR and REAC inspections as needed.
- Collaborate with compliance staff to resolve tenant file deficiencies or discrepancies.
Financial Management
- Collect and post rents, manage delinquencies, and process deposits according to policy.
- Review and monitor property budgets, control expenses, and report financial variances to the Regional Manager.
- Prepare and submit required reports accurately and on time.
Leasing & Marketing
- Support occupancy goals through leasing activities, resident retention, and marketing initiatives.
- Conduct community outreach to maintain positive relationships and strong occupancy levels.
- Process applications in accordance with HUD and company policies.
Resident Relations
- Foster a professional, courteous, and responsive environment for residents.
- Address resident concerns promptly and effectively.
- Support community events and resident engagement initiatives.
Leadership & Training
- Provide positive guidance and training to on-site staff as needed during assignments.
- Support the onboarding of new Community Managers or Assistant Managers Property Manager is unavailable.
- Promote teamwork and uphold company culture across all properties.

Qualification: Qualifications
- 3+ years of experience as a Community Manager or higher in multifamily housing, managing more than 1 property and/or 500+ units.
- Strong understanding of property management operations, budgeting, and financial reporting.
- Experience with affordable housing (LIHTC & HUD, or similar programs) required.
- Excellent communication, leadership, and organizational skills.
- Proficiency in property management software RealPage and Microsoft Office Suite.
- Must be able to speak, read and write English in a manner sufficient to carry out duties.
- Successful completion of background check.
- Must be legally qualified to work in the U.S. meeting I-9 guidelines
