Veranda Classic Homes is seeking a highly organized and strategic Construction Services Manager to oversee the critical pre-construction and operational phases of our luxury home-building process. This role is pivotal in ensuring an even flow of production, from architectural coordination and permitting to procurement and comprehensive budget management. The successful candidate will be responsible for bridging the gap between design and field execution, ensuring that every project is set up for success through technical precision and financial oversight.

Key Responsibilities
Architectural Coordination & Plan Development
Manage third-party architect(s) to ensure permit-ready plans are completed at least 60 days prior to vertical lot starts.
Utilize Bluebeam for advanced plan review, grading plans, landscaping plans, architectural markups, and collaborative architectural coordination.
Establish and maintain a consistent catalog of design specifications, standard feature sheets, and products.
Anticipate and manage the development of new plans to meet aggressive start goals.
Estimating, Procurement & Job Budgeting:
Job Budgeting: Develop, manage, and maintain detailed project budgets from pre-construction through completion, ensuring financial alignment with company goals.
Deliver precise quantity take-offs for key trades (Lumber, Insulation, Trim, Etc.) using Bluebeam or similar digital tools, maintaining a ±5% variance of actual field usage.
Issue and maintain Purchase Orders prior to the commencement of construction.
Source and onboard new vendors with a focus on driving a reduction in costs through process improvement.
Maintain up-to-date vendor pricing logs.
Permitting & ARB Approvals
Oversee the entire submittal process for ARB and municipal permits to ensure an even flow of starts.
Secure all necessary approvals and permits at least prior to vertical construction.
Design & Sales Integration
Oversee design resources to obtain product pricing in a group-based structure across two or more different product lines.
Develop standardized "menus" for client change orders.
Collaborate with the finance team on budget planning, variance analysis, and financial projections.
Prepare high-quality presentation materials and product books for realtors to include in sales contracts.
Requirements:Qualifications
- Proven experience in purchasing, or pre-construction services.
- Technical Proficiency: Advanced knowledge of Bluebeam similar on-screen software for digital take-offs, document management, and plan markups.
- Financial Acumen: Strong experience in job budgeting, cost control, and financial reporting within a construction environment.
- Strong proficiency in reading architectural plans and performing accurate material take-offs.
- Experience managing ARB (Architectural Review Board) and municipal permitting processes.
- Excellent vendor management and negotiation skills.
- Ability to work cross-functionally with architects, designers, finance, and field teams.
- Highly organized with the ability to manage multiple project timelines simultaneously.
