Description:

The Property Manager is responsible for overseeing daily property operations, including maintenance, leasing, and marketing activities. This role partners with residents, vendors, and ownership to maintain asset value, support financial performance, and ensure a positive community experience while exercising independent judgment and managing confidential information.

Responsibilities

· Oversee all aspects of daily property operations, including maintenance, safety, risk management, landscaping, and community services, to ensure assets are well-maintained, compliant with regulations, and operating efficiently.

· Manage financial performance by developing and monitoring operating and capital budgets, preparing detailed financial reports, analyzing variances, and implementing strategies to optimize revenue and achieve ownership objectives.

· Lead leasing and occupancy efforts, including marketing initiatives, lease administration, renewals, and vacancy management, while coordinating with leasing teams, brokers, and residents to maintain high occupancy levels.

· Prepare and review monthly financial statements, including operating variances, cash management, accounts receivable, and CAM reconciliations; provide actionable insights to ownership for decision-making and operational improvements.

· Coordinate capital improvements and property maintenance, maintaining accurate records of property conditions, overseeing preventative maintenance programs, and ensuring all spaces are market-ready and meet company standards.

· Maintain strong resident and client relationships by responding promptly to inquiries, addressing concerns, resolving service issues, and fostering a positive community experience to enhance resident satisfaction and retention.

· Direct vendor and maintenance operations, including contracting, supervision, and performance evaluation, to ensure high-quality service delivery, compliance with company standards, and preservation of asset value.

· Oversee rent collection and accounts receivable, ensuring timely collection of delinquent accounts, accuracy of rent rolls, and coordination with accounting to maintain financial integrity.

· Collaborate with internal teams, including accounting, marketing, legal, and corporate leadership, to support coordinated property management, streamline processes, and achieve organizational objectives.

· Ensure accurate documentation, reporting, and compliance with company policies, procedures, and all relevant local, state, and federal regulations, including Fair Housing and safety standards.

· Stay informed on industry trends, technologies, and best practices, proactively identifying opportunities to improve operational efficiency, financial performance, and resident satisfaction.

Supervisory Responsibility

Supervises Leasing Agents, Maintenance, and Groundskeepers.

Travel

Travel may be required for this position, including driving between properties or sites, with mileage reimbursement provided.

Work Environment

This role operates primarily in a professional office environment, while frequently walking outdoors on property grounds is required. This position routinely uses computers, phones, photocopiers, filing cabinets, and other standard office equipment.

Employees are regularly required to talk, hear, and use hands and arms to operate office equipment, handle documents, and perform property-related tasks. Frequent activities include standing, walking, reaching, and using hands for filing, typing, or inspections.

Occasionally, employees may lift or carry items up to 25 pounds, stoop, bend, kneel, or walk throughout properties, including indoor and outdoor areas. Additional tasks may include responding to service requests, assisting with leasing or marketing activities, and performing light housekeeping or staging in model units and common areas.

Preferred Education, Experience, and Qualifications

· Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field (or equivalent experience)

· Four years of property management experience

· Strong knowledge of leasing practices, tenant relations, and occupancy management

· Familiarity with applicable laws and regulations (e.g., Fair Housing, landlord-tenant laws)

· Experience with property management software

· Ability to handle multiple priorities and work independently in a fast-paced environment

· Valid driver’s license and reliable transportation.

· CSM, CPM, or RPA credentials preferred.
