About This Position

Objective: To help in maintaining and restoring the property condition of the apartments and complex by conducting preventative service and repair through grounds, work orders, make ready, and renovation efforts. This effort is intended to help in raising the value of the property for the owners and ensures a secure, comfortable, and safe environment for the residents.
Roles and Responsibilities:
Must report to the Maintenance Supervisor and Property Manager about various needs that may be required, to perform major repairs, and/or suggest improvement opportunities
Maintains maintenance and grounds shops, ensure accurate materials inventory, and reports supply needs to Maintenance Supervisor and/or designee
Removal of snow and garbage, maintaining the grounds clean, neat and free of litter by sweeping, shoveling, raking, and cleaning the parking areas, grounds, and common areas.
To perform all the relevant safety and cleaning procedures and help in moving and transferring the unwanted appliances, furniture, etc. to dumpsters.
To maintain a safe community by correcting unsafe conditions like open holes, broken glasses or fences, broken lights, etc. and immediately assign the work to the ready staff to ensure completion of work on time.
To provide the highest level of maintenance service by working and interacting with the residents to identify, diagnose, repair, and resolve the issues related electrical, plumbing, A/C and heating systems, appliances, stairs, railings, water heaters, carpet, tiles, flooring, etc. This requires completing work orders as quickly as possible and correct the first time.
To help maintain and update service records and try to keep a follow up on the unsolved queries of the residents.
To identify and implement preventive maintenance programs on all equipment and ensure that they exceed equipment life and optimize equipment performance and reliability.
To ensure tenants have keys, locks are working properly, and mailboxes are functional.
To help guide residents on rules and regulations that need to be followed as needed. An in-depth knowledge of company policies and procedures is expected.
To maintain the pool, tennis court, and other common areas, including picnic tables, grills, etc
To report to the Maintenance Supervisor or Property Manager about various needs that may be required, to perform major repairs, and to provide him details regarding the stock of available supplies and spare parts.
Maintains maintenance and grounds shop, ensure accurate materials inventory, and reports supply needs to Maintenance Supervisor and/or designee.
Completes on call and emergency maintenance rotation as required.
Complete additional duties as required.
Prerequisites:
Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc
Must maintain a professional and courteous manner with residents and visitors. Individual must be able to maintain effective and cooperative working relationships with contractors, suppliers and fellow employees.
Individual must have the ability to follow oral and written instructions, be organized, and able to complete paperwork as required.
Individual must be willing to travel across the complex with own vehicle.
Must have own tools.
Ground Duties
Pick up trash, cigarette butts, down tree limbs, etc. daily
Call Facilities Maintenance to assist in disposing of large items around area including dumpsters
Document any non-compliant vehicles, grills, satellite dishes, or other issues
Pull weeds as you see them
Inspect hallways
Inspect building exteriors – front, sides, and rear including windows, broken blinds, shutters, gutters, downspouts, drain pipe, etc
Notify office of any housekeeping or maintenance issues
Ensure drain grates in street are all free and clear of debris
Service Request Duties:
Complete Service Request as assigned across all specialties of maintenance. Ensure to assist maintenance with questions, support, or guidance as needed.
Ensure all tasks are completed as instructed, including having office contacting residents wishing for a call beforehand as indicated.
Make sure to assess housekeeping, pets, leaks, smoke detectors, and furnace filters.
Should you not be able to complete work order in first visit, work out follow up plan with Maintenance Supervisor and explain timeline to resident
Leave second copy of work order with resident with small explanation of repair and next steps. Sign and thank them.
Turn back in keys and completed work order (filled out in detail with time, materials used, and next steps if any).

To be proficient in utilizing the Mobile Facility App as well as training maintenance staff
To assist in maintain and update service records and try to keep a follow up on the unsolved queries of the residents
Ensure on call and emergency maintenance rotation as required
Preventative Maintenance (PM)
To assist in the quarterly PM plan for units to include filter changes, checking for leaks, annual fire extinguisher inspections, cleaning coils/condensation lines, etc.
To identify and implement preventive maintenance programs on all equipment and ensure that they exceed equipment life and optimize equipment performance and reliability.
Make Readies
To ensure that all vacated apartments are thoroughly restored to "market ready" status by scheduling vendors, updating MRB and according to the defined timetable by completing market ready checklists.
Ensure that all keys are handled by our SOP standard
Changes out lock to contractor once Maintenance Supervisor and Office personnel complete Make Ready Assessment
Lends assistance to Facility Maintenance during trash-out of apartment by helping to move heavy/bulky items to dumpster
Must inspect, assign tech to in-house turns and ensure that in-house checklist is completed.
Informs Maintenance Supervisor and manager of needed services and repairs, bigger than can be done in time allocated.
Resident Support
To ensure resident keys, locks are working properly, and mailboxes are functional per our SOP standard
To help guide residents on rules and regulations that need to be followed as needed. An in-depth knowledge of company policies and procedures is expected
Qualifications:
Must meet all physical requirements and be able to take direction.
Work Hours: 40 hours per week, 8:30 a.m. to 5:30 p.m., Monday through Friday. Saturday rotation required for all Maintenance Staff. Weekly schedule may change as required. May be necessary to work weekends with emergency service.
Personal Protective Equipment (PPE) Requirement: Required to wear uniform unless otherwise approved. Back support belt, safety glasses and gloves might be required as tasks dictate. Wear appropriate shoes (no flat bottom sneakers.)
Equipment: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools, including saws, ladders, cleaning equipment, plumbing and electrical tools, power tools, hand tools, key-cutting machine, hand truck, wheelbarrow, etc. Must be willing to ask for help and training as required.
Physical Requirements:
Constant need (66% to 100% of the time) to be on feet.
Have constant need (66% to 100% of the time) to perform the following physical activities:
Bend/Stoop/Squat/Kneel Perform routine cleaning; pick up debris. Climb Stairs Routine cleaning duties require access to 2nd floor apartments. Push or Pull Move light furniture, appliances, open/close doors, etc. Reach Above Shoulder Perform routine cleaning duties. Climb Ladders to the second floor of the property to perform routine cleaning and maintenance duties. Grasp/Grip/Turning Handle cleaning tools and equipment. Finger Dexterity Handle cleaning tools and equipment.
Lifting/carrying (supplies, paint, carpet cleaning equipment, etc.):
Over 100 lbs. Rare need (less than 1% of the time) 50 - 75 lbs. Occasional need (1% to 33% of the time) 25 - 50 lbs. Frequent need (33% to 66% of the time) 1 - 25 lbs. Constant need (66% to 100% of the time)
Writing: Inventory maintenance, requisition, requests, required maintenance reports.
Vision Requirements:
Constant need (66% to 100% of the time) to notice difference between clean and unclean. Observe areas needing attention.
Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach. Observe and assist maintenance; observe problems throughout property.
Hearing Requirements: Frequent need (33% to 66% of the time) to receive instructions from residential management and to interact with residents.
Speaking Requirements: Frequent need (33% to 66% of the time) to ask questions, request supplies, and interact with residents.
Driving/Traveling Requirement: Active driver’s license and paid current automobile insurance plus a functioning vehicle
Phone: Must have cell phone for voice calls periodically
Working Environment:
Indoors (60% to 100% of the time), outdoors (10% to 40% of the time)
Occasional exposure (1% to 33% of time) to cleaning solvents, adhesives, paint fumes, etc. Frequent need (33% to 66% of the time) to work in awkward and confining positions.
Reasoning Development: Must be able to apply common sense understanding to carry out simple one to twostep instructions. Deal with standardized situations with occasional or no deviations from standard procedures
