ABOUT THE ROLE
We are seeking a dependable and experienced Lead Maintenance Technician to oversee daily maintenance operations and ensure our community remains safe, functional, and well maintained. This role is responsible for performing hands-on maintenance while also helping coordinate preventative maintenance efforts, responding to resident service requests, and ensuring apartments are move-in ready.
The ideal candidate for the Lead Maintenance Technician role brings strong technical knowledge across building systems, a proactive approach to preventative maintenance, and the leadership skills needed to help keep operations running smoothly.
WHAT YOU’LL DO:
- Oversee daily maintenance operations and support the overall upkeep of the property.
- Perform preventative and routine maintenance on HVAC systems, plumbing, electrical systems, appliances, and building structures.
- Diagnose and resolve maintenance issues efficiently to minimize downtime and disruption.
- Respond promptly to resident maintenance requests and ensure timely resolution.
- Maintain compliance with all safety procedures, building codes, and regulatory requirements.
- Develop and maintain a preventative maintenance schedule to reduce future repairs and extend equipment life.
- Assist with unit turns, ensuring apartments are cleaned, repaired, and move-in ready on schedule.
- Maintain maintenance logs, work orders, and documentation using maintenance management systems when applicable.
WHAT WE ARE LOOKING FOR:
- Strong knowledge of HVAC systems, plumbing, electrical systems, and general building maintenance.
- EPA and HVAC certification strongly preferred. Candidates that are not currently certified must be willing to obtain required certifications shortly after hire.
- Company supported training will be provided to assist employees in obtaining necessary certifications.
- Proven ability to diagnose and resolve maintenance issues quickly and effectively.
- Excellent leadership, communication, and teamwork skills.
- Experience using maintenance management software is a plus.
- Valid driver’s license and reliable transportation required.
- Ability to stand, walk, climb stairs, and move throughout the property for extended periods of time.
- Ability to lift, carry, push, or pull objects weighing up to 50 pounds, occasionally more with assistance.
- Ability to climb ladders and work at elevated heights.
- Demonstrated ability to use hand tools, power tools, and maintenance equipment
WORK HOURS & LOCATION REQUIREMENTS
- This position requires full-time, on-site presence.
- This is a full-time position, 40+ hours per week. Schedule may vary based on operational needs and maintenance emergencies.
- Participation in an on-call rotation may be required.
- Occasional travel to surrounding communities and local stores, as needed.
