About This Position

Schedule: Full-time, 40 hours per week, Thursday through Monday, 9:00 AM to 6:00 PM with an unpaid 60-minute meal break. Position requires availability for after-hours emergencies.
Classification: Non-exempt, eligible for overtime pay
Pay Range: $20.00 – $23.00 per hour, DOE
Bonus Eligible: Monthly and Quarterly bonuses through Stratum's Stabilized Bonus Program
Cell Phone Stipend: $50 per month
Housing Opportunity: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage, internet, and parking included.

Residents enjoy access to Timberridge’s shared amenities, including a fitness center and swimming pool, creating a connected and elevated living experience.
As a Leasing Agent, you will be the first impression for prospective residents and play a critical role in driving occupancy, resident satisfaction, and overall property success.

Leasing Agent Key Responsibilities
- Engage with prospective residents, identify their needs, and guide them through the leasing process.
- Conduct community tours and effectively showcase apartment homes and amenities.
- Convert leads into leases by achieving closing ratio goals.
- Process applications, prepare leases, and manage move-in and renewal documentation.
- Maintain online listings and marketing platforms to support leasing traffic.
- Track and report leasing activity, traffic, and performance metrics.
- Ensure model units, tour paths, and vacant units are clean, staged, and ready.
- Respond to resident inquiries and resolve concerns professionally and efficiently.
- Support resident retention through renewals and positive engagement.
- Assist with outreach marketing, surveys, and community initiatives.
- Maintain a clean, welcoming, and professional property environment.
- Support overall property operations and team success.
What We’re Looking For in a Leasing Agent
- Previous property management or customer service experience preferred.
- Strong sales ability with a focus on closing and customer experience.
- Excellent communication and interpersonal skills.
- Ability to multitask, stay organized, and manage time effectively.
- Proficiency with Microsoft Office and digital platforms.
- Ability to work independently and as part of a team.
- Understanding of Fair Housing and ability to apply it in daily work.
- Valid driver’s license and ability to operate a golf cart.
- Ability to walk the property, conduct tours, and lift up to 50 pounds.
Physical Requirements
This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Employees must regularly use repetitive motions of the hands, wrists, and fingers to handle documents and operate office equipment. Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required. The role may involve working indoors and outdoors in varying weather conditions, inspecting property grounds, and operating a golf cart.
