About This Position
Essential Duties and Responsibilities:
The Maintenance Technician
· Maintain and repair all common elements: building exteriors, downspouts, sidewalks, parking lots – trash pick up
and minor asphalt repair, signs, fencing, lighting, common plumbing – small repairs.
· Police common grounds; remove debris; trash; dg waste; and identify maintenance issues that need immediate
attention.
· Maintain, pool area, clubhouse, mail room, fitness center and compactor / recycle area, building equipment, and
supplies in a neat, clean and orderly fashion. Need to be licensed
· Notify management for follow up on residential rule violations or problems on the property.
· Respond immediately to association cell phone during working hours and while on call.
· Complete management work orders for common area maintenance. Perform other services which may be
requested by the property Manager.
· Clean exterior windows, fence, signs, etc., and empty outdoor trash containers of common areas/property.
· Clean pool area furniture, and benches.
· Clean/vacuum pool, clean pool filters, insure chemicals are balanced
· Repair/replace exit signs in buildings.
· Change light bulbs in common areas
· Work with association contractors as needed.
· Repair any outside dryer vents openings (where unit duct comes to the outside. Unit dryer duct work is owner
responsibility to keep clean from dryer out to vent)
· Repair entry gates as needed, call contractor when beyond scope of his ability (motor changes, etc)
· Pressure wash sidewalks, building walkways/steps
· Keep breezeways free of standing water during rainy season.
· Keep clubhouse rugs clean – exterior and outside bathrooms
· Clean out tree debris from large item corral and trash compactor area. Landscaper to blow leaves out and kill any
weeds inside corral.
· Change out fire extinguisher cabinet as needed in buildings. Replace locks as needed.
· Repair/paint fence panels as needed.
· Keep dog stations clean and bags stocked, repair/replace as needed.
· Clean front fountain as needed.
· Replace individual stair treads as needed.
· Spray and knock down wasp nests when found.
· Replenish disposable supplies, such as toilet paper, soap, paper towels, to avoid resident inconvenience.
· Maintain current inventory of tools, materials & supplies and order replacement with management approval.
· Follow established safety policies and procedures using OSHA standards for physical and chemical safety;
including maintaining a current MSDS binder on site.
· Operate power tools, power washer and various other maintenance equipment.
· Ability to maintain regular, punctual attendance consistent with RPM policies and procedures. Avalon maintenance
work hours M-F 7:30 a.m. – 3:30 p.m.
· Ability to work independently, carry out assignments to completion.

Physical Requirements: · Ability to safely and successfully perform the essential job functions, withstand outdoor heat exposure & strenuous physical activity, with full use of limbs & extremities, and unimpaired vision – within ADA guidelines for reasonable accommodations. · Must be able to lift and carry up to 60 lbs · Must be able to talk, listen and speak clearly on telephone · Painting skills · Sprinkler system high level skills
