About This Position

OVERVIEW:

The HUD Property Manager oversees daily operations, compliance, and maintenance for affordable housing properties, ensuring adherence to federal, state, and local regulations. Responsibilities include managing resident certifications (EIV/TRACS), rent collections, unit inspections, and maintaining high occupancy.

RESPONSIBILITIES:

  • Performs initial, annual, and interim recertifications of resident income and eligibility according to HUD guidelines.
  • Responsible for daily operations, HUD compliance, occupancy and fostering a positive resident experience.
  • Maintain 95%+ occupancy and less than 5% delinquency
  • Manage applications, recertifications & waitlists
  • Ensure residents adhere to the lease and company policies and procedures
  • Follow-up with all delinquent accounts, pursue collections and process evictions if necessary in accordance with established procedures.
  • Coordinate all Move in and Move outs
  • Conduct property inspections and Oversee maintenance and property standards
  • Oversees daily property operations, including leasing, marketing, and rent collection.
  • Ensures properties are safe, sanitary, and well-maintained by supervising repairs and conducting unit inspections.
  • Handles complaints and enforces lease terms.
  • Perform other duties as assigned by supervisor.

QUALIFICATIONS:

  • Deep understanding of HUD regulations, Section 8, and Fair Housing laws.
  • Certified Occupancy Specialist (COS) or similar certification preferred.
  • Strong communication and conflict-resolution skills.
  • Strong attention to detail and organizational skills.
  • Proficiency in Microsoft Office.
  • Ability to manage multiple tasks and meet deadlines.
  • Strong communication skills and willingness to learn.

PHYSICAL REQUIREMENTS:

  • Prolonged periods of standing and walking.
  • Frequently required to sit, reach with hands and arms, and stoop, kneel, crouch, or crawl.
  • Must be able to lift and/or move 25 pounds.
