Apartment Make Ready Technician in San Antonio, Texas at Morningside Property Management LLC

We seek an enthusiastic, self-motivated apartment Maintenance Make Ready Technician at Sunset Ridge, a 324-unit apartment community in the Alamo Heights neighborhood of San Antonio.

The responsibilities of the Maintenance Make Ready Technician include, but are not limited to:

• Complete make-ready boards/workflows for vacant units within established turn times.
• Perform repairs: drywall patching/texture, caulking, hardware/fixture replacements, minor plumbing/electrical, door/window repairs, appliance installs/swaps.
• Paint interiors: prep, prime, cut-in, roll, and finish to standard.
• Install and test smoke/CO detectors, locks, blinds, and weather stripping.
• Coordinate with vendors (carpet, cleaning, resurfacing) and verify completion/quality.
• Conduct final punch-list and QA prior to move-in.
• Complete resident work orders as assigned with clear communication and documentation.
• Perform preventive maintenance on HVAC, appliances, plumbing, and electrical components per schedule.
• Assist with grounds, common areas, pool, and amenity upkeep as needed.
• Prioritize and resolve urgent issues to protect life, safety, and property.
• Make basic repairs to appliances, pool equipment, and other miscellaneous equipment.
• Respond to resident service requests and ensure timely completion.
• Participate in on-call emergency contact for afterhours building emergencies in rotation with other staff members.
• Work closely with team members, contractors, and vendors to ensure residents move into rent ready apartment homes without deficiency.
• Perform janitorial work as necessary.
• Provide superior customer service to all residents and prospects.
• Federal Fair Housing Act compliance.
• Other duties as required by your supervisor.

Requirements:

• 1 plus years of maintenance experience of other applicable industry experience.
• Must be willing to work flexible hours including nights and weekends for emergencies and when necessary.
• Must live nearby to ensure timely emergency call response.
• HVAC type II universal certification helpful.
