Financial Stewardship & Fiscal Integrity
Performance Excellence: Directly manage the property’s financial health, maintaining a minimum 95% collection rate through proactive resident engagement and diligent, system-driven follow-up.

Transparent Record-Keeping: Maintain "audit-ready" ledgers, ensuring that every financial transaction is accurate and verifiable within the management software.
Owner’s Perspective: Provide clear narratives for monthly performance reviews, offering data-driven insights into budget variances and property trends.

Physical Stewardship & Property Pride
Active On-Site Presence: We believe the best management happens on the ground. This role requires an active presence, including daily property walkthroughs to ensure the community is safe, clean, and well-preserved.

The "Market-Ready" Standard: Personally verify that every vacant unit meets a high aesthetic standard before a new resident calls it home. You will work as a close partner with the maintenance team to ensure "make-readies" are completed on time and on budget.

Vendor Accountability: Serve as the professional point of contact for contractors, verifying that all work meets our standards for quality and cost before approving invoices.

Legal Expertise & Community Stability
Navigating the Legal Landscape: Execute the legal lifecycle with precision—from initial notices to representing the property’s interest in legal proceedings.
Lease Compliance & Fairness: Ensure community stability through consistent lease enforcement and accurate move-out accounting, ensuring security deposit assessments are fair and documented with care.

Professional Profile
5+ years in multifamily management; experience with assets of 300+ units or multi-site management is preferred.
System Intuition: Proficiency in modern property management software (AppFolio, Yardi, OneSite, etc.) with the drive to master new digital workflows.

Professional Grit: A "find-a-way" attitude with the backbone to maintain firm policy boundaries and the heart to treat every resident with respect.

What specific steps do you take to ensure the property is legally protected and the process moves forward without technical delays or dismissals? What steps do you take when trying to engage with the non-compliant resident and how do you work to recover the income/or ask for surrender of keys to the home prior to eviction proceedings?

4. The Ethics of Transparency (Reporting & Corrections) If you discover a ledger discrepancy or a reconciliation error (e.g., a payment posted to the wrong account or a bank fee that doesn't match the ledger), what is your process for documenting the "correction" in the system to ensure there is a clear, unalterable audit trail for your supervisor?

5. Detection of Fraud (Integrity & Standards) Applicants often use sophisticated methods to bypass screening (e.g., fraudulent paystubs, or false landlord references). Describe your process for verifying an applicant's information. What is a specific "red flag" you've caught in the past, and how do you document the denial and handle the conversation to follow?

6. Discipline in Autonomy (Go-Getter) In a role with high autonomy, how do you stay disciplined with your daily property walks and multi-tasking management between people and systems? What are the specific "red flags" you look for every morning to decide where to focus your energy for the day?
