About This Position
Position Summary
The Maintenance Technician is responsible for providing high-quality maintenance, repair, and custodial support across MHM facilities and grounds. This role performs routine building repairs, assists with complex maintenance tasks, supports preventative maintenance programs, and ensures facilities remain clean, safe, functional, and presentable. The Technician also coordinates with internal teams, vendors, and contractors, supports after-hours emergency maintenance, and provides outstanding customer service to staff and visitors. Work requires initiative, judgment, and strong communication skills.
Scope and Impact
This position directly impacts the safety, cleanliness, and functionality of MHM buildings, equipment, and grounds. Work supports operational continuity, stewardship of organizational assets, regulatory compliance, and overall client and staff experience. The Technician helps prevent costly repairs through routine maintenance, timely inspections, and proactive issue identification.
Decision-Making Authority
Operates under general supervision with autonomy to complete routine repairs, implement assigned tasks, monitor work orders, and identify maintenance concerns. Escalates major issues or expenditures to leadership.
Interactions / Working Relationships
- Internal: Facilities team, custodial/facility attendants, program staff, clinic teams, evening cleaning crew, operations leadership.
- External: Contractors, maintenance vendors, inspectors, service providers.
Essential Duties and Responsibilities
- Perform routine and minor repairs including taping/floating, wall repair, interior painting, carpentry, replacing ballasts, and minor electrical/masonry tasks.
- Assist Maintenance Specialist with plumbing, painting, electrical, mechanical, HVAC, refrigeration, and general construction/repair across all MHM facilities.
- Perform building make-ready tasks and troubleshoot repairs in carpentry, electrical, plumbing, HVAC, and related fields.
- Reconfigure, install, position, and remount modular office systems, furniture, panels, and fixtures.
- Support implementation of preventative maintenance programs for roofs, HVAC, electrical, plumbing, and other building systems.
- Conduct building inspections to identify malfunctions and needed repairs, documenting findings using pre-established checklists.
- Test, inspect, and maintain kitchen hood systems (NFPA 72 & 101), portable fire extinguishers, smoke detection systems, and emergency exit lighting.
- Escort vendors in secure MHM areas and coordinate pending maintenance tasks.
- Serve as point of contact for maintenance, security, and service contractors.
- Assist with after-hours emergency support and coordination for urgent facilities issues.
- Collaborate closely with evening cleaning crew regarding services and maintenance needs.
- Perform custodial duties: clean offices/classrooms, hallways, lobbies, restrooms, common areas; sweep, mop, scrub, wax, and polish floors; maintain neat building entrances.
- Operate industrial cleaning equipment for floor stripping, waxing, and deep cleaning.
- Provide support during moving, unloading, and storing supplies or furniture.
- Maintain grounds by trimming, edging, mowing, pruning, raking, and applying fertilizers, herbicides, and insecticides.
- Complete, update, and close maintenance work order tasks in the helpdesk system.
- Maintain inventory, restock materials, and track expenses.
- Maintain records including supply costs, SDS logs, inspections, and reports.
- Ensure proper handling and storage of cleaning solvents and chemicals.
- Follow OSHA requirements, NFPA standards, and MHM safety protocols.
- Monitor and maintain compliance with state, local, and federal building and safety regulations.
- Ensure safe use of tools, machinery, and chemicals.
- Perform elevator cab cleaning and inspection tasks.
- Provide exceptional customer service and communication with staff and visitors.
- Perform other duties as assigned.
Supervisory or Leadership Responsibilities
- Monitors work completed by custodial/facility attendant staff.
- May provide informal training or guidance; does not supervise full-time staff.
Qualifications
Minimum Qualifications (Required)
- Education: High school diploma or GED required.
- Licenses/Certifications: None required.
- Experience: Three (3) years of related building maintenance experience. Two (2) years of supervisory or team lead experience preferred (e.g., head custodian).
Preferred Qualifications
- OSHA 10-hour General Industry preferred. One or more maintenance-related certifications preferred Advanced degrees, certifications, or specialized training.
Knowledge, Skills, and Abilities (KSAs)
- Knowledge of building systems: electrical, plumbing, HVAC, carpentry, and general repair.
- Ability to read and follow instructions, safety guidelines, and checklists.
- Strong customer service and communication abilities.
- Ability to use industrial cleaning equipment and basic hand/power tools safely.
- Ability to identify maintenance issues and recommend corrective action.
- Ability to work independently and as part of a team.
Language Skills
- Fluent in English required; Spanish bilingual preferred.
- Ability to understand written instructions and communicate effectively with staff and vendors.
Technology and Tools
Basic computer skills including Internet and Microsoft Outlook. Ability to use electronic work order systems.
Work Environment and Physical Demands
- Valid driver’s license, reliable vehicle, and auto liability insurance required.
- Exposure to mechanical equipment, indoor and outdoor environments, and clinical settings.
- Must bend, stoop, twist, walk, climb step stools, sit, and stand for extended periods.
