Maintenance Tech at QUAIL RUN ASSOC INC – Santa Fe, New Mexico

Summary of Position

Maintain Quail Run Association facilities by performing minor, extensive and routine up-keep on a continual basis.

Qualifications

• Previous carpentry, plumbing, and swimming pool maintenance experience
• Background in electrical maintenance (preferred)
• High School Diploma/GED

Essential Duties

• Homes/Units/ Quail Run Buildings and Property
• Start, shutdown and service all swamp coolers
• Replace solenoid on humidifiers in Homeowners’ units
• Clean smoke alarms
• Paint units
• Repair screens and screen doors
• Replace lights
• Repair and install garbage disposals and garage doors
• Assist Homeowners with bags to cars
• Assist Homeowners in starting cars or changing flat tires
• Repair plumbing in Homeowners units
• Paint and stain homes and main building; Cement and stucco when and where needed

Miscellaneous

• Inspect buildings to ensure everything is working correctly.
• Change light bulbs around the entire complex when needed.
• Run for parts on the weekend when necessary.
• Repair roofs consisting of patch work.
• Snow removal.
• Replace or repair doors and windows.
• Run telephone and computer line wires.
• Install doorknobs.
• Repair tile and replace grout when needed.
• Light furnaces.
• Change filters on mammoth two or three times a year.
• Change filters in all private offices, hallways and throughout the main building.
• Service appliances.
• Work on boilers and dampers; Change zone values.
• Caulk windows.
• Lay out most racks on patios.
• Lay brick for walkways.
• Take water meter reading every three months.
• Grease irons once a week and maintain every other week.
• Grease water pump motors four times a year.
• Paint stripes on street area when necessary.
• Water seal the parapets.
• Install ceiling fans when necessary.
• Help Housekeeping, Kitchen and Restaurant Departments when needed.

Physical Demands

Required to lift up to 50 lbs. with frequent lifting and or carrying of objects weighing up to 30 lbs. Requires waiting, walking, or standing to a significant degree. Also requires reaching, handling, cutting, trimming, pruning, etc.
