EVS Manager
  • Starting at $59,009.74 annually
  • Must have three years' of EVS Management experience
Available Schedule:
  • Full Time / Monday-Friday / 7:00am-3:30pm

Position Summary:

Under the supervision of the Facilities Director, plans, organizes, directs the daily activities of the Environmental Services Department while ensuring the highest standards of quality, service, and cleanliness to Royal Oaks residents, guests and employees.

Supervisory Responsibilities:

  • Actively engages in new employee selection, interviewing, hiring and ensuring that initial and ongoing training/orientation programs are in place.
  • Follows the organization’s Human Resources procedures with employee interviewing, hiring, training, coaching, delivering corrective action, evaluating performance and termination. This list is not all inclusive and you are encouraged to consult with Human Resources with any questions or concerns.
  • Addresses and resolves complaints and problems and coordinates with Human Resources any actions related to discipline and termination.
  • Develop and maintain a high level of staff morale and motivation, allowing for opportunities of learning and growth.
  • Develops work schedules and approves payroll.
  • Develops measurable and agreed upon goals with staff.

Brief Overview of Major Duties:

  • Training, quality control and in-servicing staff including inspections and touring the buildings several times per day with staff to assess work quality. Findings are documented and copied to the Facilities Director.
  • Meet quarterly with each department manager to discuss EVS performance and define deficiencies. The discussion is documented for the department managers, shared with the Facilities Director, including a task list with defined timelines for correction.
  • Meet semi-annually with vendors and review performance of services. Document the discussion and share with the Facilities Director.
  • Annually review SLA’s (service level agreements) and pricing with vendors in advance of creating the new fiscal year budget. Initiates or assists in proposal development and contract negotiations. Obtain new contract approval from the Facilities Director and Chief Financial Officer (CFO).
  • Create and manage the department operating and capital budgets with the assistance of the Facilities Director. Responsible for operating and managing projects and purchases within budget. Approve and properly code invoices timely according to accounting procedures.
  • Maintain the department in an inspection ready state at all times, assuring the department operates within required health regulations and standards as well as within federal, state and local regulations. Maintain safety and sanitation as a high priority for all residents, staff and guests.
  • Create, update and review annually the department’s policies, procedures and educational in-services for staff. Review these policies, procedures and train the housekeepers, custodians, and laundry employees on the proper cleaning methods, resident needs and infection control.
  • Maintains excellent relations with residents, guests, co-workers, and staff members. Promotes the professional growth and development of the EVS team.
  • Implement changes to services provided that enhances the desirability of the community for current and future residents.
  • Provides leadership, support, coordination and guidance to ensure that quality standards, inventory levels, safety guidelines and customer service expectations are met.
  • May be required to operate/drive a golf cart and/or other company vehicles for the purpose of transporting supplies around campus as needed. This may also include transporting employees, residents and/or guests when needed.
  • Perform other duties as assigned.
Requirements:

Required Skills/Abilities:

  • Has in-depth knowledge and ability to use all department equipment, safe mixing of chemicals, commercial laundry operations control and floor care programs.
  • Has in-depth knowledge of all aspects of housekeeping and laundry sanitation services.
  • Experienced in understanding and implementing infection control procedures.
  • Experienced and skilled in negotiating contracts and pricing.
  • Has computer proficiency-- Microsoft Word/Excel, Outlook, Internet.
  • Is organized, able to multi-task, think creatively and adapt to different situations.
  • Experienced in conflict resolution practices.
  • Must be able to complete training on computer and/or other devices.
  • Maintain competency in the position and knowledge of trade/industry advances and new technologies.
  • Must be able to effectively communicate in English with all levels of staff, residents, and guests.

Education and Experience:

  • Preferably has a high school diploma or GED equivalent.
  • Has a minimum of three years of experience in EVS Management.

Licenses and Certifications:

  • Has an OSHA 10-hour certification or can obtain it within 90 days of hire and maintain certification by completing the course every two years.
  • Has current and valid Fingerprint clearance card or can apply for one within 20 days of hire.
  • Has a current, valid driver’s license. Driving record must meet the criteria set forth by Royal Oaks’ insurance carrier.
  • Has a Certificate of Completion for memory care services training or obtains within 30 days of hire and complies with annual certification requirements.

Physical Requirements:

  • Is able to carry/lift/push/pull up to 75 pounds.
  • May need to operate a fire extinguisher.
  • Is able to assist in evacuation procedures.

  • Environmental: inside, outside, humid, toxic or caustic chemicals, high places, hot, cold, dry, wet, change of temperature, dirty, dusty, odors, fumes, loud (large equipment), near moving mechanical parts, risk of electrical shock, working with others, working around others, working alone
