Pay Range: $40.50 - $42.00
To be successful in this role, the ideal candidate will bring at least seven years of residential construction leadership experience, along with demonstrated success managing production schedules, cost controls, and subcontractor performance to deliver homes on time and within budget. The candidate must hold a North Carolina General Contractor license (or be able to obtain one within six months) and possess a strong working knowledge of local zoning regulations, building codes, and regulatory compliance requirements. Additionally, proven experience supervising and developing field teams—while maintaining high standards for quality, safety, and accountability—is essential to achieving consistent production outcomes and advancing AAHH’s mission.

GENERAL FUNCTION
Reporting to the Housing Development Director, the Construction Manager (CM) serves as a “qualifier” under AAHH’s North Carolina General Contractor license and is accountable for the successful delivery of AAHH homes from pre-construction through warranty expiration.
The CM owns production outcomes including schedule reliability, cost performance, construction quality, subcontractor management, permitting, and regulatory compliance for vertical construction. This role ensures that each home meets AAHH’s goals for affordability, durability, safety, and volunteer engagement.
The CM serves as the direct supervisor for designated construction team personnel and provides overall leadership to the New Home Construction Team.

ESSENTIAL FUNCTIONS1. Vertical Construction Process Ownership
- Map, document, and continuously improve AAHH’s homebuilding process from pre-construction through warranty expiration.
- Approve vertical construction cost baselines by model and phase in coordination with the Construction Operations Specialist.
- Own production KPIs including cycle time, cost variance, active units, schedule adherence, and rework rates.
- Lead weekly construction meetings and monthly production meetings (Match Team) proactively troubleshooting schedule, cost, and quality risks.
- Authorize housing starts in coordination with the Housing Development Director.
- Ensure homes are delivered on time, within budget, and in compliance with approved plans and performance standards.
- Bid, qualify, negotiate, and contract with trade contractors for vertical construction.
- Establish and enforce subcontractor performance standards.
- Monitor subcontractor performance and enforce contract terms as necessary.
- Approve change orders and cost escalation requests.
- Ensure subcontractor scope alignment with approved plans and specifications.
- Coordinate closely with the Field Manager to ensure proper sequencing and execution.
3. Financial & Budget Oversight (Vertical Construction)
- Collaborate with the Housing Development Director in establishing annual Homebuilding budget.
- Approve house cost budgets and ensure cost baselines are aligned with production targets.
- Oversee construction management practices to maintain costs within approved budgets.
- Ensure job cost coding aligns with estimating structure and reporting standards.
- Ensure timely documentation is provided to Finance for vendor payments and draw requests.
4. Permitting, Inspections & Regulatory Compliance
- Ensure building permits and required inspections are secured.
- Ensure compliance with local zoning requirements, building codes, and regulatory standards.
- Coordinate municipal utility connections.
- Ensure all work performed by staff, subcontractors, and volunteers meets approved drawings, building codes, and sound construction practices.
- Maintain licensure requirements and serve as qualifier under AAHH’s General Contractor license.
5. Plan Portfolio & Constructability Alignment
- Collaborate with the Design & Building Performance Supervisor to ensure the house plan portfolio supports production efficiency, cost targets, and field constructability.
- Support implementation of green building certifications and performance standards in coordination with the Design Supervisor.
6. Team Leadership
- Supervise, coach and evaluate assigned team members within the construction workplace.
- Ensure effective supervision of Site Supervisors, AmeriCorps members, subcontractors, and volunteers through the Field Manager.
- Maintain regular presence on active jobsites to ensure quality, safety, and schedule adherence.
- Support resolution of complex field issues or escalated performance concerns.
7. Closeout & Handoff Coordination
- Ensure project closeout with Homeowner Services, including buyer walkthroughs, house testing, certifications, and documentation.
- Ensure homes are complete, inspected, and ready prior to certificate of occupancy.
- Oversee warranty process in coordination with the Design & Building Performance Supervisor.
- Assist the Housing Development Director with site evaluation and future development planning as needed.
REQUIRED QUALIFICATIONS
- Commitment to the mission and values of AAHH.

- Current NC General Contractor license or ability to become licensed within 6 months of hire.
- Minimum of 7 years of residential construction leadership experience.
- Demonstrated experience managing production schedules and cost controls.
- Strong subcontractor and vendor management experience.
- Thorough knowledge of local zoning requirements and building codes.
- Experience implementing green building standards and performance certifications.
- Demonstrated experience supervising and developing field teams.
- Strong organizational, financial management, and problem-solving skills.
- Exceptional attention to detail.
PREFERRED QUALIFICATIONS
- Experience in semi-production or standardized homebuilding environments.
- Experience in affordable housing construction.
- Experience working with volunteer labor.
- Demonstrated ability to lead through systems, metrics, and accountability structures.
