Position Title: Portfolio Manager – Real Estate
Reports To: Director of Asset Management / Managing Director / Chief Investment Officer (depending on structure)
FLSA Status: Exempt
Position Summary
The Portfolio Manager is responsible for overseeing the financial and operational performance of a portfolio of residential and commercial real estate assets. This role focuses on optimizing property performance, driving value creation, and ensuring portfolio alignment with company investment strategies. The Portfolio Manager works closely with asset managers, property managers, and senior leadership to monitor performance, mitigate risks, and maximize returns for ownership and investors.
Key Responsibilities
- Oversee the performance of assigned real estate assets, including residential and commercial properties.
- Analyze property-level financial statements, budgets, rent rolls, and market trends to assess performance.
- Develop and implement portfolio strategies to optimize NOI, occupancy, and asset value.
- Partner with asset management and property management teams to drive leasing, capital projects, and expense control.
- Conduct portfolio-level financial modeling, scenario planning, and sensitivity analyses.
- Monitor market conditions and competitor activity to identify risks and opportunities.
- Prepare and deliver portfolio performance reports and presentations to senior leadership and investors.
- Assist with acquisitions and dispositions by providing portfolio impact analysis.
- Ensure compliance with loan covenants, regulatory requirements, and investor reporting standards.
- Collaborate with capital markets teams to support financing initiatives across the portfolio.
- Act as a liaison between ownership, property operations, and external stakeholders to ensure alignment.

Technology & Tools Knowledge
- Financial & Real Estate Software: Argus, Yardi, MRI, RealPage.
- Data & Analysis Tools: Microsoft Excel (advanced), Power BI.
- Office Suite Software: Microsoft Office, Google Workspace.
- Collaboration Tools: Adobe Acrobat, SharePoint, Slack, Zoom.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Business Administration, or related field required; MBA, CFA, or MS in Real Estate preferred.
- 5–7 years of experience in portfolio management, asset management, or real estate finance.
- Experience managing both residential and commercial property portfolios strongly preferred.
- Demonstrated track record of driving portfolio performance and value creation.
- Familiarity with acquisitions, dispositions, and financing transactions.
Working Conditions
- Standard office environment with frequent interaction with property managers, asset managers, and executives.
- Periodic travel to property sites for inspections, tenant meetings, and portfolio reviews.
- May require extended hours during reporting cycles, transactions, or investor meetings.
