JOB DESCRIPTION

Title: Chief Engineer or Maintenance Manager

Department: Maintenance

Supervisor: General Manager

SUMMARY: Responsible for supervision of the Maintenance Department operations and personnel.

SERVICE: Each employee will ensure they provide excellent and consistent service through individual brand service delivery plan.

ESSENTIAL FUNCTIONS:

  1. Review and prioritize work orders. Plan and distribute work assignments for the department striving to complete work as quickly as possible within departmental budget objectives and with the least guest disturbance.
  2. Keep accurate records of work performed on each room/suite or piece of equipment.
  3. Maintain a monthly inventory of maintenance supplies and reorder as appropriate.
  4. Maintain the hotel grounds and building exteriors on a daily, weekly, monthly and seasonal basis.
  5. Develop, implement, and maintain Maintenance Department programs to assure the timely servicing of all equipment and facilities thereby making it unnecessary for guests to request repairs.
  6. Performs preventative maintenance assignments on a scheduled basis as per Kalyan PM program.
  7. Ensure routine preventive maintenance on laundry equipment, heating and air conditioning units, elevators, hotel van, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, lawn equipment and plumbing are performed as required by the respective manufacturer and in accordance with warranty specifications.
  8. Trouble shoot, diagnose, and repair malfunctioning electrical/mechanical systems and equipments.
  9. Ensure swimming pool and spa maintenance duties are performed according to manufacturer specifications and local Health Department regulations.
  10. Purchase tools, supplies, parts and replacement items as directed by the General Manager.
  11. Assist the General Manager in resolving guest complaints quickly, efficiently, and courteously.
  12. Maintain key control files and logs. Follow proper key control procedures.
  13. Oversee any and all work contracted with outside suppliers such as air conditioning repair or elevator maintenance. Ensure that such outside suppliers provide evidence of liability and workers compensation insurance before commencing work.
  1. Maintain a work order assignment board and track completed and pending orders. Follow up on all incomplete work orders to inform the requesting guest or department of the status of their work order.
  2. Continuously update status of all suites to the Front Desk. Verify final report with Front Desk.
  3. Coordinate with other departments to fulfill guest special requests.
  4. Educate department personnel on emergency procedures and safety practices with the emphasis on proper lifting techniques, and handling of electrical tools.
  5. Courteously accommodate special requests of guests and be prepared to answer guest questions regarding the hotel and local area facilities and services.
  6. Drive defensively and safely when using the hotel van. Wear your seat belt at all times. Use the van only for company business.
  7. Promote good employee communication through department meetings, employee feedback, oral and written communication, and proper training.
  8. Recruit, hire, train, and supervise department personnel with the objective of maintaining hotel physical facilities according to company standards and budget objectives.
  9. Actively supervise department personnel with authority to issue oral and written warnings and reprimands when policies and procedures have been violated or to document poor work performance, and to discharge employees, with approval of the General Manager.
  10. Responsible for department payroll administration.
  11. Conduct all department personnel performance appraisals.
  12. Schedule personnel within budget guidelines to assure adequate staffing and rapid response to guest requests.
  13. During any Health Emergency, any associate performing work in the hotel public space will adhere to strict cleaning and social distancing guidelines.
  14. Carry out any reasonable request by Management.
