About the Role:

The Area Property Manager is responsible for overseeing the operational and financial performance of multiple low income residential rental properties within a designated geographic area. This role ensures that all properties under management meet or exceed company standards for maintenance, tenant satisfaction, and regulatory compliance. The Area Property Manager leads and supports on-site property teams, coordinating maintenance, leasing, and administrative functions to optimize property value and tenant retention. They analyze financial reports, prepare budgets, and implement strategies to maximize profitability while controlling expenses. Ultimately, this position serves as the key liaison between property owners, tenants, and service providers to maintain high-quality property management and foster positive community relations.

Minimum Qualifications:

  • Minimum of 5 years of provable experience in property management, with at least 2 years in a supervisory or area management role.
  • Strong knowledge of property management software and financial reporting tools.
  • Familiarity with local landlord-tenant laws, fair housing regulations, and building codes.
  • Excellent communication, leadership, and organizational skills.

Preferred Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field.
  • Certified Property Manager (CPM) or similar professional designation.
  • Experience managing a diverse portfolio of residential and commercial properties.
  • Proficiency in advanced financial analysis and budgeting techniques.
  • Demonstrated success in tenant retention and lease negotiation strategies.
  • Ability to manage multiple priorities in a fast-paced environment.

Responsibilities:

  • Supervise and support property managers and on-site staff across multiple properties to ensure consistent operational excellence.
  • Develop and manage annual budgets, monitor financial performance, and implement cost control measures to achieve financial targets.
  • Coordinate maintenance and repair activities, ensuring timely resolution of tenant requests and compliance with safety regulations.
  • Oversee leasing activities including tenant screening, lease negotiations, and renewals to maintain high occupancy rates.
  • Prepare detailed reports on property performance, market trends, and operational issues for senior management and property owners.
  • Ensure compliance with local, state, and federal regulations related to property management and fair housing laws.
  • Build and maintain strong relationships with tenants, vendors, contractors, and community stakeholders to enhance tenant satisfaction and property reputation.
