General Maintenance Technician at CSS Inc. – Grandview, Missouri
About This Position
The primary function of the General Maintenance Tech is to perform a variety of skilled work within and around an industrial manufacturing facility. Work involves multiple areas, including property maintenance, preventive maintenance and repairs, carpentry, plumbing, overhead door, drywall, tiling, and other related duties. A valid driver's license and the ability to operate fork, man, and boom lifts.
Education/Experience Requirements: High School diploma or equivalent and six (6) – ten (10) years of responsible working experience demonstrating semi-skilled work in the fields of industrial building and property maintenance and repair. Experience must include but not limited to carpentry, painting, masonry, and plumbing.
Knowledge of:
- Applicable safety practices and regulations used in various skilled maintenance activities;
- Methods, materials, equipment, and tools used in maintenance and repair functions;
- OSHA and Best Practice Safety Standards;
- Building drawings and blueprints;
- Computer equipment/systems, i.e., MS Office and online work order systems.
General Maintenance Tech II must be able to be on call and work evenings and weekends, if needed. Regular attendance is essential.
Ability to:
- Troubleshoot, diagnose, and perform maintenance and repairs;
- Understand and follow instructions and communicate effectively;
- Document repairs and equipment status in a CMMS application;
- Manage time and meet deadlines;
- Be creative developing solutions and recommendations;
- Work independently or as part of a team.
Duties and Responsibilities:
Must demonstrate excellent work habits, good judgment and exemplary customer service skills. Must be able to apply, understand and carry out oral and written directions in English.
The essential job functions include, but are not limited to the following:
- Maintains a safe work environment by adhering to all safety protocols and Standard Operating Procedures (SOPs) and wearing protective equipment as required;
- Responds to work requests by performing and completing general facilities repairs in a timely manner.
- Inspect buildings, equipment, and grounds to determine conditions needing maintenance and repair work. Provides recommendations for facilities improvements;
- Maintains and organizes spare parts and consumables.
- Performs minor construction and installation of fixtures and accessories.
- Perform carpentry work including hanging doors, repairing windows, furniture, roofs, walls and ceilings;
- Maintain and repair overhead door installations;
- Install and replaces linoleum, acoustical, carpet, epoxy, and floor tile;
- Perform plumbing repair work associated with project maintenance and isolated maintenance such as cleaning plugged drains, draining pipes, and replacing washers and gaskets;
- Repair and replace broken or leaky faucets, pipes, toilets, sinks and drains;
- Prepare, seal, and paint building surfaces and equipment;
- Clean windows, doors, and entry ways;
- Utilize portable power tools and standard hand tools;
- Manually update building drawings when modifications have been made and coordinate electronic updates with CAD tech;
- Estimate and record time and material needed and used for work assignments;
- Request for needed tools, equipment, supplies and materials to perform assigned tasks;
- Monitor expenditure of supplies and control inventory of equipment and tools;
- Respond to emergency repair requests.
- Any duty assigned by your supervisor within your expertise and scope of job duties.
Physical Requirements:
Routinely required to lift or move twenty five (25) to one hundred (100) pounds, constantly stoop bend, crouch, and crawl; work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs, work in lifts up to 35 feet from the ground.
