About This Position

POSITION PURPOSE:

The QC Due Diligence – Third‑Party Review (Compliance Focus) is responsible for performing in‑depth loan-level reviews with a strong emphasis on regulatory compliance, disclosure testing, and adherence to federal, state, agency, and investor requirements. This role supports securitization and whole-loan transaction due diligence, ensuring files meet requirements set by rating agencies, investors, and capital markets participants.

The ideal candidate has deep expertise in TRID, RESPA, TILA, ECOA, HMDA, and disclosure accuracy—combined with experience interpreting structured finance review scopes.

KEY RESPONSIBILITIES

Third Party Review (TPR) Execution
• Perform full-scope or compliance-specific reviews for securitizations, whole loan transactions, and bulk acquisitions.
• Apply rating agency and investor TPR requirements to evaluate loan-level compliance.

• Ensure findings align with TPR standards, grading models, and investor guidelines used in capital markets transactions.
• Validate loan attributes critical to securitization pools, including ATR/QM status, high cost/HPML determinations, timing requirements, and disclosure accuracy.

Regulatory Compliance Review
• Conduct detailed TRID/TILA-RESPA reviews, including fee tolerances, timing requirements, and disclosure accuracy.
• Evaluate federal and state regulatory adherence:
o RESPA (Reg X)
o TILA / TRID (Reg Z)
o ECOA (Reg B)
o HMDA
o FCRA
o State high cost, HPML, and anti-predatory lending rules
• Test for QM and ATR requirements and assess investor specific overlays.

Reporting & Loan Grading
• Document loan-level findings clearly and logically for investor deliverables.
• Apply Opus CMC’s TPR grading framework to classify defects and exceptions.
• Draft narrative summaries and regulatory citations to support findings.
• Ensure accuracy, consistency, and defensibility of reports used in capital market transactions.

Client & Internal Collaboration
• Support investor and issuer clients during TPR engagements, providing regulatory insights and clarifications as needed.
• Participate in calibration sessions to ensure alignment across Opus CMC review teams.
• Collaborate with QC leadership to refine TPR methodology and ensure audit readiness.

Reporting
• Accurately document underwriting conclusions, supporting data, and rationale in loan review systems.
• Produce clear and concise credit summaries aligned with Opus and client formatting requirements.
• Flag material issues and escalate high‑risk findings in accordance with SOPs.

Quality & Compliance
• Maintain high accuracy levels consistent with Opus QC standards.
• Review and incorporate feedback from Quality Control to improve accuracy and consistency.
• Ensure adherence to all compliance standards and transaction protocols.

Workflow & Transaction Support

• Meet daily production expectations and transaction deadlines.
• Collaborate with manager, project managers, QC, and peers on pipeline status and issue resolution.
• Participate in calibration sessions to ensure guideline alignment and consistency across teams.

EDUCATION
• High School / College Degree preferred or prior work experience equivalent.

REQUIRED QUALIFICATIONS
• 3+ years’ experience in mortgage due diligence, QC, TPR, or compliance review within a mortgage, fintech, or capital markets environment.
• Strong working knowledge of TRID, RESPA, TILA, ECOA, HMDA, and federal/state lending regulations.
Laura Mac Experience
• Experience reviewing loans for securitizations, whole loan trades, or investor acquisitions strongly preferred.
• Familiarity with rating agency TPR expectations (Moody’s, S&P, Fitch, DBRS).
• Ability to interpret and apply investor, regulatory, and agency guidelines.
• Proficiency with Laura Mac
• Strong analytical skills with excellent written communication for findings and defect summaries.
