SUMMARY:

Eagle Title is an award‑winning, fast‑paced title company seeking an experienced Builder Services Processor to support our growing Custom and Regional Builder portfolio. This role is designed for a seasoned professional who understands the complexity, cadence, and relationship‑driven nature of builder transactions and can manage files independently with minimal oversight.

The ideal candidate brings deep experience in new construction and builder files, is comfortable navigating non‑standard issues, and approaches high‑trust builder relationships with calm professionalism and a solutions‑oriented mindset. This is not an entry‑level processing role — it is a key position for someone who can confidently manage builder files from contract through closing while serving as a reliable partner to builders and internal teams alike.

KEY RESPONSIBILITIES:

  • Independently manage residential title files for custom and regional builders from inception through closing with a high degree of accuracy, ownership, and professionalism.
  • Serve as a trusted, consistent point of contact for builder clients, acting as an extension of their team and anticipating needs throughout the transaction lifecycle.
  • Proactively collaborate with lenders to ensure timely and accurate delivery of critical underwriting and closing information, including projected tax bills, HOA dues, private sewer and water agreements, and other builder‑specific documentation.
  • Anticipate and resolve complex title issues common to builder work, including surveys, easements, access matters, partial releases, HOA concerns, and phased development requirements.
  • Coordinate closely with Settlement Officers, lenders, real estate agents, and internal teams to deliver predictable, on‑time, customer‑focused closings.
  • Prepare, review, and organize settlement documentation, including builder‑specific requirements and approvals.
  • Maintain meticulous, real‑time updates within proprietary systems (Qualia), ensuring data integrity and clear communication across all stakeholders.
  • Manage high‑emotion or time‑sensitive situations with composure, active listening, and solution‑focused communication to ensure a positive settlement experience.
  • Contribute to repeatable builder workflows, processing efficiencies, and best practices that support long‑term relationships and high‑quality outcomes.

QUALIFICATIONS:

  • 3–5+ years of experience in the title and/or real estate industry, with direct builder or new‑construction processing experience preferred.
  • Demonstrated ability to independently manage builder files with minimal supervision.
  • Strong understanding of lender workflows and underwriting expectations specific to new construction.
  • Exceptional attention to detail and organizational skills across multiple active files.
  • Proactive, forward‑thinking problem solver who identifies issues before they impact timelines.
  • Strong relationship‑management skills with a professional, composed communication style with the ability to remain steady in a deadline-driven environment.
  • High level of integrity, accountability, and ownership of work product.
  • Professional, composed communication style with builders, buyers, and lenders.
  • Proficiency in Qualia strongly preferred.
  • Active notary license preferred.

Compensation Range: $24.50 – $31.25/hour (commensurate with experience)
