DESIGN MANAGER
At JTM Construction, the Design Manager is responsible for leading design phase of construction projects by capturing, calculating, and compiling data to present comprehensive project cost information to our clients and teams.
Excellent communication, leadership, and organization skills are necessary as Design Manager interacts with teammates, clients, design professionals, and trade partners at all levels in an ever-changing environment. The ability to be confident, inventive, efficient, and precise with high integrity and confidentiality is vital for individual and company success. Management, planning, and organization skills are key traits. Depending on the project’s needs, this position requires travel in the greater Seattle area.
The Design Manager is a full time, salaried, exempt position reporting to the Director of Preconstruction and Estimating in our main office in the Georgetown neighborhood of Seattle. The full salary range for this position is $120,000 – $170,000 depending on direct professional experience and qualifications. The bonus target for this role is 3%-10% of annual base earnings.

RESPONSIBILITIES
- Provide management, mentorship, and guidance to Estimators, Project Managers and related JTM staff.
- Perform annual and semi-annual performance reviews of assigned staff. Set up interim check-ins to support staff career paths.
- Review and monitor preconstruction /VDC individual and team goals and key job responsibilities. Ensure that department goals, initiatives, and standards align with JTM’s overall goals and business plans.
- Participate in JTM Design Phase/Preconstruction business management through workload planning, process improvement, software review and selection, and team-building.
- Lead JTM design phase services on key projects by organizing and managing the cost and constructability process.
- In collaboration with JTM’s project and operations teams look for opportunities to lead process improvements using Lean, virtual design and construction (VDC), integrated project delivery (IPD), and other progressive practices.
- Lead design efforts on design assist and design build projects. Coordinate design consultants including long term and short term project planning.
- Set up design phase work plans, including kickoff, check-ins, and review for design build projects.
- Lead design coordination and BIM coordination meetings on Design-Build projects and/or serve as JTM representative on design-assist.
- Work with operations teams to create phasing plans and work plans using Revit, CM Builder, Revisto and similar programs.
- Work collaboratively with the operations team and design partners to communicate design phase deliverables and procurement schedules.
- Support cost control between milestones through active participation in design meetings and budget control charrettes. Maintain tracking logs and provide feedback to clients.
- Provide design, constructability, and schedule feedback to clients and design partners as part of our preconstruction services.
- Manage the trade partner design-build partner Request for Proposal (RFP) process on assigned projects.
- Provide estimating support or trade-specific estimating on projects by providing document review and scope review feedback.
- Participate in industry events and associations as required to improve skills and JTM market presence.
- Track construction design trends and historical benchmarks, report back to the JTM Team, and incorporate into future projects.
- Communicate with and develop relationships with clients, design teams, subcontractors, and suppliers by creating strategic alliances to ensure competitiveness.
- Participate in JTM business development and Request for Proposal/Interview process. Coordinate Design-Build and Design Assist RFP technical responses and participate in project interviews.
- Comply with and support JTM and jurisdictional safety requirements and best practices.
SKILLS
- Bachelor’s degree in Architecture, Engineering, Construction Management or closely related discipline and 10 or more years of construction design phase experience or 15 or more years of experience in construction and design experience with no degree.
- Ability to read and understand construction documents.
- Ability to use Revit.
- Ability to quantify and price major construction components, including mechanical, plumbing, and electric systems and compile them into standard estimate formats.
- Written and oral communication skills.
- Knowledge of local code construction methods and pricing.
- Introductory scheduling knowledge.
- Strong computer skills; must be highly proficient in Word, Excel, and Outlook.
- Ability to manage multiple estimates concurrently.
- Valid Washington State Driver’s License with the ability to provide proof of a clean driving record.
- Able to Pass a Pre-employment Drug Screening.
