Classification: Exempt
Reports To: Director of Property Management
Travel: Regular travel to assigned properties; may include direct onsite presence

Requirements: Lives on site, Valid driver's license & clean driving record

Salary Range: 80K-100K DOE

POSITION SUMMARY

The District Manager is an exempt leadership position responsible for both direct property management operations and regional oversight of a portfolio of multifamily communities. This role combines hands-on management of property performance with strategic supervision of onsite teams to ensure consistent operations, financial success, regulatory compliance, and resident satisfaction across the region.

The position exercises independent judgment and discretion in personnel management, financial decision-making, and operational execution and must live on site.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Property & Asset Management

  • Directly oversee day-to-day operations of assigned properties, including leasing, collections, maintenance, and resident relations
  • Ensure units are market-ready, occupancy goals are met, and service standards are consistently maintained
  • Monitor rent collections, delinquencies, evictions, and bad debt
  • Conduct move-in/move-out oversight and ensure compliance with company standards

Regional Financial Oversight

  • Manage financial performance for assigned properties, including revenue, expenses, and budget adherence
  • Review financial statements, variance reports, and operational metrics
  • Prepare and submit budgets, forecasts, and capital improvement recommendations
  • Implement rent strategies, pricing adjustments, and expense controls aligned with ownership objectives

Leadership & Personnel Management

  • Hire, train, supervise, and evaluate Property Managers and onsite staff
  • Provide coaching, performance feedback, and corrective action when necessary
  • Lead staffing plans, succession planning, and compensation recommendations
  • Foster accountability, professionalism, and consistent performance across properties

Operations, Maintenance & Safety

  • Conduct regular property inspections to ensure maintenance, safety, and curb appeal standards
  • Oversee preventive maintenance programs and capital projects
  • Ensure compliance with local codes, housing regulations, and company policies

Marketing & Leasing Strategy

  • Review leasing activity, marketing reports, and competitive market data
  • Guide advertising, pricing, and concession strategies
  • Ensure marketing efforts support occupancy and revenue goals

Compliance & Risk Management

  • Ensure compliance with Fair Housing laws, tax credit or agency requirements (if applicable), and company procedures
  • Serve as liaison between onsite teams, ownership, legal counsel, and senior leadership
  • Reduce operational and legal risk through proactive oversight and documentation

Additional Responsibilities

  • Support leadership with regional initiatives, audits, and special projects as assigned

QUALIFICATIONS

Education

  • Bachelor’s degree preferred; High School Diploma or equivalent required

Experience

  • 3–5 years of successful property management experience, including supervisory responsibility
  • Experience managing multiple properties or portfolios preferred

Skills & Abilities

  • Strong leadership, decision-making, and organizational skills
  • Excellent verbal and written communication
  • Ability to manage both strategic priorities and daily operations
  • Proficiency with property management software and standard office equipment

Licensing

  • Must have a valid California driver’s & clean driving record

CALIFORNIA EXEMPT STATUS STATEMENT

This position is classified as exempt under California wage and hour laws and primarily performs executive, administrative, and managerial duties requiring independent judgment and discretion.
