Position Title: Construction Manager
Reports to: Operations Manager
Location: Waco, TX
Work Schedule: Full-Time, most weeks are 40 hours, but flexibility is required as hours may vary, including longer days or non-weekday work, hours and days of the week may change weekly due to the project contract schedules.
FLSA Status: Exempt
Position Summary: Aldevra is currently seeking a qualified Construction Manager to support the VA Medical Center (VAMC) in Waco, TX. This position is contingent upon contract award.
DUTIES AND RESPONSIBILITIES
The essential functions include, but are not limited to the following:
- Conduct or attend weekly or bi-weekly project meetings with the VA, SEP/HEFP, the COR, and other persons to review and monitor projects, project schedules, RFI status, Submittal Status, and review of construction contractor payment requirements. Perform scheduling, conduct, and document regular progress meetings with all interested parties to review project status, discuss problems, and resolve issues accordingly.
- Perform general surveillance and monitoring of construction activities to identify observable non-compliance with contract documents and applicable safety standards.
- Inspections may include overseeing and inspecting all work and task related to soils, concrete, precast concrete connections, steel, steel decking, applied fireproofing, roofing, curtain walls/glazing, asbestos, civil, structural, architectural, plumbing, electrical, and steam utilities.
- Maintaining marked up sets of project plans (inclusive of RFIs to specific sheet detail) and specifications for future as-built drawings
- Performing routine inspections of construction as work proceeds, taking action to identify work that does not conform to the contract requirement, and notifying the VA and general contractor when work requires correction
- Compiling, thorough site inspections, lists of defects and omissions related to the work performed and providing these lists to the contractor for correction
- Assisting in relocation efforts
- Assisting the COR with internal coordination and communication of outages including but not limited to parking, roads, data, fire safety system, electrical, HVAC, medical gases, and all other utilities
- Administration of construction contract change orders (preparing cost estimates, reviewing cost proposal)
- Submittal Review; Material and install compliance to approved submittals, to Request for Information Review, Responses, and project impact
- Daily Logs of Activity
- Coordination of Owner supplied equipment
- Providing an escort for construction contractors in secure areas
- All other duties as assigned.

Requirements:Security Requirements:
- Must be able to obtain PIV clearance.
This position requires passing an extensive background check.
Qualifications:
- A degree from an accredited institution of higher learning and/or evidence work experience or knowledge to compensate for absence of higher education.
- A minimum of three (3) years of construction work experience
- Must have a working knowledge of construction practices and call upon this knowledge to assist in implementing the various plans set forth on the project including Quality Assurance; Safety, Time, Cost, Change, and Information Management.
- Be familiar with the site operations of a General and Sub-contractor and the process of managing a building construction operation
- Must have experience in preparing, analyzing, and identifying incongruities and deficiencies in the contractors work in relationship with the construction documents
- Be able to understand the baseline schedule and assist in determining the value of the acceptable work in place
- Must possess Communication, Language, and Software Skills with the ability to utilize a variety of software programs to monitor, update, and produce work products and compile data and records by applying both knowledge of the construction industry and computer literacy.
- OSHA 30 certified
- Valid Real-ID state-issued driver's license
- Excellent verbal communication skills and telephone manner
- Excellent and accurate written communication
- Excellent attention to detail; accurate data entry

- Able to multi-task efficiently and accurately, focusing on quality
