About This Position

The Resident Superintendent will report to the Director of Property Management, Property Manager, or their designee. Responsibilities include, but are not limited to, the following:
General Overview
The Superintendent is responsible for the overall maintenance and cleanliness of the building, including interior and exterior areas such as roofs, parking lots, hallways, basements, compactor rooms, utility rooms, and apartment repairs as directed. Additional staff (e.g., porters or handymen) may be provided as needed. The Superintendent is the primary on-site staff member and must be available 24/7 unless prior notice is given to the Director of Property Management/Property Manager. Any incidents involving repairs or security must be reported immediately to management for appropriate action.
Maintaining the building’s appearance and safety is a top priority. Any issues affecting these must be reported promptly, along with a proposed plan of action in coordination with the Property Manager. Failure to report regularly and accurately on building conditions may be considered a failure to fulfill job responsibilities.
Primary Responsibilities
• Perform necessary repairs, including:
• Electrical: Replace switches, outlets, minor panel repairs
• Plumbing: Fix leaks, replace washers, pipes, faucets
• Carpentry: Small plastering, sheetrock, tile, countertop, and floor repairs
• Fixtures: Replace light fixtures, locks, knobs, radiator valves
• Appliances: Minor refrigerator repairs
• Windows: Adjust balances, sashes, chains
• Painting: Touch-ups and minor wall/ceiling painting
• Maintain and operate all building equipment
• Implement a preventive maintenance schedule
• Maintain inventory of tools, materials, and supplies
• Order supplies through the Property Manager
• Enforce safety and security protocols
• Respond to resident maintenance requests and complaints
• Attend staff and resident meetings as required
• Maintain necessary licenses and certifications
• Report accidents and emergencies promptly
• Keep all public and non-residential areas clean and presentable
• Sweep and mop hallways and stairwells at least three times weekly
• Manage garbage and recycling according to the schedule
• Be on-call 24/7 for emergencies (notify supervisor if unavailable)
• Report any violations or suspicious activity immediately
• Maintain records of service requests, inspections, warranties, etc.
• Avoid fraternizing with building residents
Preventive Maintenance Schedule
The Superintendent is primarily responsible for the building’s upkeep, cleanliness, and appearance. Tasks are assigned and scheduled by the Property Manager and categorized into daily, weekly, monthly, and seasonal duties.

Seasonal Tasks
• Strip and wax all public area floors at least once every three months.
• Perform touch-up painting on apartment doors and hallway walls as needed.
• Collaborate with the Superintendent, Porter and/or Handyman to ensure all seasonal equipment is operational.
• Service and repair winter machinery to ensure readiness for cold weather.
• Monitor and oversee the performance of exterior contractors.
• Inspect and service all water circulating pumps, repair and check for leaks as necessary.
• Maintain all landscaped and open areas (front, rear, and sides of the building), ensuring they are free of weeds, overgrowth, and debris.
General Responsibilities
• Accurately report personal time and attendance by calling in at the start of each workday.
• Ensure high standards of work quality, timeliness, and professional conduct in interactions with residents.
• Maintain and operate all building equipment, both fixed and portable.
• Collaborate with the Property Manager to enhance building maintenance and appearance.
• Attend staff meetings and resident group meetings as directed by the Property Manager.
• Promptly report all accidents and building emergencies to the Property Manager or, if unavailable, to the Director of Property Management.
Rubbish & Bulk Removal
• Coordinate with the Superintendent and/or Handyman to collect and arrange for sanitation pickup of bulk refuse items.
Plumbing Maintenance
• Conduct regular visual inspections of all pipes, valves, radiators, and related equipment for signs of leaks, damage, or other issues.
Weekly Responsibilities
• Inspect the roof for signs of wear, damage, and compromised flashing or surfaces.
• Accompany service providers such as exterminators, water treatment technicians, and burner service companies to ensure proper servicing of equipment.
• Assist with cleaning and maintenance of:
• Light fixtures and covers
• Door frames (dusting)
• Lobby and public hall walls, including stairwells (sponging and washing)
• Ventilation grills
• Floors in lobbies, vestibules, and laundry areas (stripping and washing)
Work Order Assignments
Under the direction of the Property Manager and/or Handyman may direct the Porter to assist with:
• Replacing defective toggle switches, outlets, and other minor electrical components.
• Repairing leaky faucets, replacing washers, and fixing broken or leaking pipes (including those inside walls).
• Performing small plastering jobs and sheetrock replacement (walls and ceilings).
• Repairing tiles in bathrooms and kitchens.
• Clearing stoppages in sinks, basins, toilets, and small basement backups.
• Replacing ceiling and wall fixtures in apartments and public areas.
• Replacing floor tiles.
• Repairing door locks and replacing knobs as needed.
• Conducting minor refrigerator repairs (e.g., hinges, latches).
• Adjusting or replacing window balances, sashes, and chains.
• Repairing countertops.
• Replacing defective radiator air valves, repairing leaky shut-off valves, and bleeding radiators.
• Painting areas affected by repairs or minor wall/ceiling damage.
Physical Requirements
• Ability to stand for extended periods of time.
• Frequent movements include sitting, stoop, kneel, crouch, bend at the waist, talk and hear, walking, bending, use hands to handle or feel parts/equipment, and reaching.
• Must be able to move up and down (e.g., stairs, ladders, or varying floor levels) as required by the role.
• Must be able to lift and carry items weighing up to 25 pounds or lift in excess of 25 pounds with a lift assist.
• You may also be required to use close vision, distance vision, color vision, depth perception, and peripheral vision.
Safety Responsibilities
The Super plays a critical role in maintaining a safe environment for residents, staff, and visitors. Safety responsibilities include, but are not limited to, the following:
• General Safety: Follow all safety procedures, use PPE, and report hazards promptly.
• Emergency Preparedness: Know emergency equipment locations, participate in drills, and report incidents immediately.
• Chemical & Equipment Safety: Use and store chemicals safely and operate equipment only if trained.
• Hazard Identification: Conduct regular inspections and report safety issues like leaks or structural damage.
• Workplace Conduct: Keep work areas clean, avoid unsafe behavior, and limit distractions during tasks.
• Compliance: Adhere to OSHA regulations and cooperate with safety inspections.
