About This Position

SUMMARY:

This position is responsible for managing and coordinating daily operations of the engineering/maintenance departments and staff; maintaining all equipment, buildings, and property in proper condition.

DUTIES & RESPONSIBILITIES:
  • Maintains property including but not limited to offices, production areas, public areas, and equipment through development and implementation of preventive maintenance program; ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
  • Manages organization’s physical operations including but not limited to refrigeration, heating, ventilation and air conditioning, kitchen equipment, emergency generators, plumbing, water treatment, and electric systems.
  • Interfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests.
  • Interfaces with appropriate staff/managers, engineers, and outside contractors to review and/or develop renovation and new construction plans; coordinates communication with and work of outside contractors.
  • Monitors and maintains proper inventory levels; authorizes purchase orders for supplies and equipment.
  • Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and regulations.
  • Supervises and assists staff in maintenance and repair of equipment, buildings, and property as needed.
  • Builds the tools necessary from the ground up, such as preventative maintenance program, spare parts inventory, work order system, daily reports, maintenance KPIs, etc.
  • Possesses and maintains thorough knowledge of city and state building codes, OSHA requirements, and ADA laws; implements OSHA and ADA guidelines and programs in collaboration with EHS & Human Resources.
  • Possesses and maintains thorough knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
  • Develops, implements, and monitors department budget; manages expenses within approved budget constraints.
  • Manage maintenance budgets, procurement of parts and services, and vendor relationships to ensure cost-effective operations.
  • Prepares accurate and timely reports as required.
  • Trains, supervises, motivates, and develops maintenance/engineering staff; manages schedules and workflow.
  • Assigns duties and monitors quality of work; assures staff follows organizational policies and procedures and safety regulations.
  • Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
  • Manages 1-6 employees within the maintenance department.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Under the direction and guidance of HR, responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
REQUIRED QUALIFICATIONS:
  • Bachelor's degree in business administration, mechanical engineering or similar field. Five (5) years of related experience in maintenance management. Equivalent combination of education, training and experience may be considered in lieu of degree.
  • Computer skills required:
    • Microsoft Office 365 including Outlook, Word, Excel, PowerPoint, and Teams
    • CAD
  • Other skills required:
    • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
    • Working knowledge of facilities machines and equipment.
    • Must be able to keep track of and report on activity.
    • Excellent analytical and problem-solving skills.
    • Ability to identify issues and determine repairs that are needed.
    • Excellent verbal and written communication skills; must be able to communicate across all levels of the organization.
    • Organizational skills and attention to detail.
    • Excellent time management skills with a proven ability to meet deadlines.
    • Strong supervisory and leadership skills.
    • Ability to adapt to the needs of the organization and employees.
    • Ability to prioritize tasks and to delegate them when appropriate.
    • Thorough understanding of OSHA and EPA regulations as they pertain to plant operation and maintenance.
PREFERRED QUALIFICATIONS:
  • Project Management experience and training.
  • Ability to understand written directions in manuals and on manufacturer websites.
PHYSICAL DEMANDS & WORK ENVIRONMENT:

This position will be located in a normal office environment with frequent visits to the shop floor as needed on a daily basis. While performing the duties of this job, the noise level in the work environment is moderate with occasional loud noise. Frequently required to talk, hear, walk, sit, and stand. Occasionally required to climb, balance, bend, stoop, kneel or crawl. Continually works near moving mechanical parts and may occasionally be exposed to fumes, airborne particles or toxic chemicals. Must be able to lift and/or move up to 50 pounds.
