We are looking for a results-driven Project Manager to join our team in Sun Prairie, WI. This role helps coordinate subcontractor bidding, proposals. scheduling, and project documentation while working closely with internal teams, subcontractors, and clients. You will attend meetings and site visits, assist with plan and submittal reviews, help manage permits and utilities, and keep projects organized and moving forward using tools like Procore.

Position Requirements

Provide project support for our Regional Manager and other Sales/PM’s if time allows Evaluate subcontractors for work to be bid out and performed, including seeking out new subcontractors to partner with in new and existing territories Solicit and evaluate subcontractor bids Create email distribution lists of potential subcontractors using Procore Work with Sales/ PM’s to develop a proposal scope of work for client and project design build guidelines/scope of work for subcontracting trades to be bid Answer bid questions and keep record of question and answers Create and distribute addendums or scope clarifications during bidding Write proposals for smaller projects after gathering information Write and processing change orders Prepare milestone schedules/calendar of event documents for the client Manage project documents internally and externally through Procore Attend or conduct pre-bid site visit walkthroughs with subcontractors and Keller estimator Coordinate distribution of plans, instructions to bidder’s guidelines, and other documents to subcontractors for pricing and follow up on sub bid clarification requests Attend internal architect transfer meeting, civil transfer meeting, job flow scheduling, plan check set, pre-construction meetings, and punch list meetings Review door/hardware schedules and finish schedules for plan accuracy Work with client to create a door keying schedule on how they want their keying done Coordinate interior design meetings Attend weekly job site meetings, walk the site and verify the scope of work being done and the quality of work being done Review casework drawings and approve them and send them out for distribution Hold Keller architect and Keller interior designer accountable for completing the interior and exterior material/color selection forms and attend these material selection meetings Review shop drawings when necessary Request, review & submit plumbing fixture and light fixture submittals Coordinate any prequalification paperwork needed for new Keller subcontractors Research building permit fees with municipalities for internal estimating department and secure all permits Review Architectural, MEP and Civil plans for accuracy Coordinate gas, electrical and phone utility applications Coordinate plan reviews with local plan reviewers Work with Keller supervisors on creating job schedules General administration of current projects between departments Other duties as assigned Ideal candidate will have: Associate's degree in construction management, engineering, or relevant field (Preferred) Minimum of 5 years of experience in a construction coordination, supervision, management, or similar role Experience handling RFI's, submittals, and construction documentation Knowledge of preconstruction activities, including permits, compliance, and subcontractor documentation Ability to read and interpret architectural and engineering drawings Excellent organization including time management and multi-tasking Experience in project management software Strong client facing and teamwork skills Strong attention to detail Ability to travel throughout the state of Wisconsin for meetings and events A valid driver's license
