About This Position
POSITION SUMMARY:
The Maintenance Director at Morgan’s Camp (MC) will be responsible for supervising and guiding the maintenance and housekeeping teams to ensure the day-to-day upkeep and maintenance of the 102-acre campsite and all its buildings. In addition, this position will be responsible for creating and maintaining processes for routine and annual maintenance of the campsite and its buildings, creating and maintaining an annual facilities budget, and coordinating with third-party vendors.
Requirements:ESSENTIAL DUTIES AND RESPONSIBILITIES:
DEPARTMENTAL DIRECTION:
- Manage and oversee day-to-day operations of maintenance and housekeeping staff.
- Hire, train, schedule, lead, coach, mentor, and evaluate staff.
- Inventory and maintain all equipment, supplies, furnishing, and vehicles.
- Ensure all equipment remains in proper working order and in compliance with operating procedures.
- Attend all required meetings
- Create and maintain online work order system through current software.
- Create and maintain inventory system through current software.
- Communicate regularly to Vice President on all issues as they relate to site and facilities.
- Work with maintenance and housekeeping staff to create and manage annual budgets.
- Maintain on-site systems such as irrigation, fire-suppression, vent hoods, etc. through necessary vendors or in-house support
- Purchase necessary equipment and supplies within annual budgets.
- Develop, oversee, and cultivate scheduled upkeep of landscaping around Camp through in-house maintenance and vendor support
- Coordinate, supervise, and support any necessary vendors
- Compile and provide necessary capital project requests to Vice President as necessary
- Ensure all aspects of maintenance strategies are in compliance with safety standards set by local, state, and federal regulations, insurance, and ACA.
- Ensure buildings, activity areas, and storage sites are clean and safe according to OSHA standards.
- Maintain the manufacturer’s Safety Data Sheet (MSDS) program.
- Evaluate and assess the need for outside expertise and/or assistance and coordinate and direct subcontractors.
- Evaluate the need for, prepare and conduct in-service staff trainings and monitor staff to assess the need for outside or specialized training throughout the year.
- Responsible for responding appropriately to maintenance emergencies (i.e. HVAC & PTAC system failure, power outages, water outages, etc.)
- Provide support for camp activities.
- Perform necessary duties as Director on Duty when scheduled.
- Work with Operations Manager to provide opportunities for appropriate volunteers.
- Cultivate staff morale by monitoring team dynamics and individual needs.
- Continual planning and implementation of enhancements to MC departments and programs.
- Participates in on-going professional development and maintain an understanding of current best-practices.
- Actively support and promote a safe environment and ensure that proper safety precautions are being followed.
- Mitigate risk whenever possible and make safety recommendations to all departments.
- Any other duties as required.
KNOWLEDGE OF:
- Ability to understand and adhere to local, state, federal, and ACA health and safety regulations.
- Knowledge of and/or experience with carpentry, plumbing, water, electrical, vehicle and machinery operation, and the maintenance associated with each.
- Knowledge of and/or experience with pool upkeep and maintenance.
- Knowledge of maintenance/landscape procedures relating to large-scale properties
QUALIFICATIONS:
- Education: High School degree or equivalent required. Some college preferred
- Experience: At least 5 years of experience in related field, and at least 1 year in a supervisory role in related field.
- Commitment to the mission and core values of Morgan’s Camp as well as the implementation of these values in all daily work activity is a necessity in this leadership role.
- Must possess high levels of self-motivation, time-management, and leadership abilities.
- Ability to effectively use email, basic office software such as Microsoft Office Suite, and general workplace technology is required.
- Ability to plan, manage, and report budgets proficiently.
- Ability to investigate and analyze information and draw conclusions.
- Ability to exercise independent thinking and initiative.
- Ability to deal with complex situations or issues and make effective, timely and appropriate decisions.

- Work is performed in a fast-paced office and outdoor environment.
- Much physical effort required on a routine basis: ability to use up to 50 pounds of force frequently.
- Ability to grasp, push, pull, carry or otherwise manipulate objects; ability to perform tasks requiring action of muscles or groups and foot and/or hand-eye coordination.
- Work requires a lot of physical agility for doing majority of assigned work, including but not limited to: bending for items below or reaching for items above the individual; crawling under desks; stooping, and climbing step stools or ladder.
- Visual acuity is required for reading computer screens and/or documents and making changes as necessary/required.
- Job requires high levels of alertness and concentration. This position requires analytical abilities and multitasking in order to identify problems and recommend solutions.
- This role requires flexibility with some evening and weekend work depending on program and operational needs.
