Job Description
Objective:
Level 2 Superintendent manages all aspects of the assigned home building processes according to Chesapeake Homes quality standards and local building codes whiles adhering to budgets, maintaining construction schedule, and providing the level of customer service required to achieve the established customer satisfaction goals.

Scheduling
- Schedule according to the ITK schedule system and ensure all construction activities follow the critical path and cycle time requirements.
- Understand and maintain the current lead times for trade partners and suppliers and update them on schedules.
- Properly oversee and schedule the completion of all designated municipal inspections.
- Properly schedule and verify the completion of all designated internal inspections (foundation, frame, QI)
- Provide updates on construction status and performance compared to schedule.
- Ensure all homes are schedules with a final Quality Inspection prior to the New Home Orientation
- Ensure all homes are 100% complete on or before the Settlement of property.
- Communicate with sales regarding the status of II homes under construction according to the established process.
Trade Partner Management
- Ensure each trade's understanding of and strict adherence to established scopes of work, schedules, plans, specifications, and quality standards.
- Review job specific information with trade partners prior to the commencement of work
- Note exceptions in the system when partner couldn't meet deadlines.
- Ensure conflicts with trade partners are resolved promptly and fairly.
- Give feedback to the Purchasing Department on trade partner performance and estimating.
- Solicit feedback from trade partners on methods of improving processes, systems, and construction techniques, and act on valid recommendations.
Job site Management and Community Management
- Properly manage the location and appearance of the job site, restrooms, materials to ensure they do not interfere with the marketing efforts and occupied homes.
- Ensure homes and production sites under construction are maintained in a clean, well-organized, safe, and secure manner.
- Maintain clean, organized, and accessible field office and construction storage area.
- Coordinate with sales to monitor and maintain the cleanliness and appearance of the model homes, all inventory homes and construction site.
- Know and enforce all job site rules, regulations, safety.
- Maintain all established erosion control measures and land development features. Customer Relations
- Schedule and conduct all formal homeowners' meetings with the customer, according to the established protocols and promptly follow up with any outstanding items or issues.
- Communicate updates weekly through the NOVI Home app and provide progress photos.
- Use and refer to the Homeowner Building Guide to establish expectations with the customer.
- Be courteous and present professional appearance when interacting with a customer.
- Properly document customer concerns and come to a decision and plan of action with the customer within agreed upon timeframes.
- Respond to customer contact within established timeframes.
- Achieve customer satisfaction goals established. Construction Cost Control
- Ensure each home is being built in accordance with established budget parameters.
- Review house scrub reports. Analyze and provide feedback. Propose cost-saving ideas when appropriate.
- Identify and document all variances and determine their cause to ensure future elimination. Communicate issues through proper channels.
- Monitor job sites continually to identify and correct inefficiencies and waste.
- Complete area figure forms, to notate any costs due to the lot's performance. Use appropriate judgement to not be wasteful.
- Authorize payment only after field verification of quality and 100% completion of work.
- Resolve any question or problems regarding invoices and/or payments with the appropriate parties.
- Adhere to all established policies and procedures for authorization and payment of non-contract work.
Materials Management
- Ensure material deliveries are accurate regarding quality and quantity and handle any discrepancies on site at time of delivery or within 48 hours.
- Ensure the property delivery and storage of materials to guard against theft, damage, or misuse.
- Assist purchasing department with the development of accurate material estimates and provide ongoing written feedback on necessary changes.
- Promptly and properly communicate material variances to the Purchasing department.
- Properly document all material returns.
Quality Management
- Review plan accuracy and properly communicate any problems to VP of Operations and Division Manager
- Always enforce the company quality standards
- Ensure adherence to all defect-prevention procedures.
- Walk all homes under construction daily according to the division practices.
- Conduct all quality control inspections in accordance with the company requirements. Document and file all inspection checklists
- Conduct New Home Orientations on homes and ensure all items are 100% complete and signed off prior to closing.
Safety Standards
- Monitor job sites daily and address apparent safety issues immediately.
- Hold job site safety meetings with contractors as determined by division.
- Ensure job site accidents are handled and documented in accordance with the company requirements.
- Maintain a certified first aid kit in the construction field office. Construction Knowledge and Skill
- Maintain current and appropriate knowledge of all national and local codes.
- Have appropriate structural and application knowledge
Maintain appropriate estimating skills. - Have thorough knowledge of the company's systems and policies of all departments.
- Have thorough knowledge of all scopes of work, blueprints, and insurance requirements.

- Participate in ongoing training on construction management and safety. General Duties
- Complete all established paperwork, reports, and files according to the company's format and timeframes.
- Present a professional image in accordance with the company appearance standards.
- Maintain a high level of ethics and integrity in all dealings.
- Maintain a personal time management system to facilitate organization and efficiency.
- Attend and pass all required Chesapeake Homes training.
- Demonstrate good judgement and decision-making skills.
- Other duties as assigned by the division.
