Position Overview

Basecamp is seeking a Senior Director, Business Development & Investor Relations to lead capital raising and investor engagement across its hospitality and wellness investment platform. This role is central to structuring, raising, and managing exempt-market capital, with a particular emphasis on sophisticated retail investors, Limited Partnerships, and opportunity trust structures.

The successful candidate will maintain deep, trusted relationships with Basecamp’s existing investor base, exempt market dealers, investment consultants, and strategic partners, while actively expanding the firm’s capital sources across Canada and selectively in the United States. This role also oversees Basecamp’s marketing and client services function within the broader internal distribution framework.

This position requires a highly capable, diplomatic leader with hands-on experience managing a large, high-volume investor base with relatively small individual investment amounts, deep knowledge of exempt-market compliance, and the ability to translate complex real estate investments into clear, compelling investor communications. The role will lead and mentor a growing team of four direct reports and play a key role in shaping Basecamp’s long-term capital strategy.

Key Responsibilities

Investor Relations & Client Services

  • Lead investor relations for Basecamp’s exempt-market offerings, including Limited Partnerships and opportunity trust structures.
  • Manage a large, diversified investor base, ensuring high-quality, consistent communication and relationship management.
  • Oversee structured Offering Memorandum (OM) updates, investor rollovers, and secondary liquidity discussions where appropriate.
  • Ensure timely, accurate, and professional investor reporting, including quarterly reports, asset-level updates, and ad-hoc communications.
  • Plan and manage Limited Partner Advisory Committee (LPAC) meetings, Annual General Meetings (AGMs), and regular investor update forums.
  • Act as a senior point of contact for investor inquiries, coordinating closely with real estate, finance, accounting, and legal teams.
  • Oversee investor onboarding, subscription documentation, client portals, and ongoing investor communications.

Exempt Market Compliance & Governance

  • Lead and oversee investor-facing compliance practices related to exempt-market offerings.
  • Ensure capital-raising activities comply with NI 45-106, including investor eligibility, suitability assessments, and concentration limits.
  • Maintain strong working relationships with exempt market dealers and legal counsel.
  • Ensure all investor disclosures, communications, and reporting meet regulatory and best-practice standards for exempt-market issuers.

Business Development & Capital Raising

  • Structure and execute capital-raising strategies that are attractive to sophisticated retail and high-net-worth investors, with scalability across multiple offerings.
  • Lead and manage relationships with exempt market dealers, co-investors, Limited Partners, and investment consultants.
  • Monitor fundraising progress, capital pipelines, and investor demand across Basecamp’s portfolio.
  • Support distribution teams by providing investor-ready materials, training, and product expertise.
  • Represent Basecamp at capital-raising, real estate, and alternative investment conferences.
  • Collaborate with senior leadership on capital strategy, opportunity identification, and portfolio-level fundraising initiatives.

Product & Investment Expertise

  • Serve as a product specialist for Basecamp’s hospitality and wellness investment strategies.
  • Provide investors with insight into deal structuring, asset performance, development timelines, and portfolio construction.
  • Support internal education and training through preparation of product materials and presentations.

Marketing, Reporting & Systems

  • Oversee Basecamp’s traditional marketing and client services functions within the internal distribution network.
  • Ensure consistent, professional external collateral including fact sheets, presentations, white papers, and digital communications.
  • Utilize CRM systems to manage investor relationships, track interactions, and identify new capital sources.
  • Ensure strong data management practices to support reporting, compliance, and investor engagement.

Leadership & Team Development

  • Lead, mentor, and develop the investor relations and business development team.
  • Foster a culture of accountability, responsiveness, and relationship excellence.
  • Provide coaching, delegation, and mentorship as the platform and investor base continue to scale.

Requirements

  • 10+ years of experience in real estate investment management, capital markets, or private capital raising.
  • Demonstrated experience structuring investment offerings that appeal to sophisticated retail investors.
  • Direct experience raising capital in the exempt market, including working with exempt market dealers.
  • Strong knowledge of Limited Partnerships, opportunity trusts, and related private capital structures.
  • Deep understanding of exempt-market compliance, including NI 45-106, investor eligibility, suitability, and concentration limits.
  • Experience managing OM updates, investor rollovers, and secondary liquidity conversations.
  • Proven ability to manage a large investor base with high transaction volume and smaller individual investment amounts.
  • Strong finance and accounting knowledge sufficient to engage confidently on financial reporting, distributions, and performance metrics.
  • Experience raising retail capital, preferably with U.S. exposure, and managing cross-border investor relationships.
  • Exceptional presentation skills and relationship-building capabilities.
  • Entrepreneurial mindset with the ability to structure, source, and sustain capital to support long-term growth.
  • Highly collaborative, resourceful, and effective across functional teams.
  • Bachelor’s degree in real estate, economics, business, or a related field; MBA preferred.
  • Willingness to travel as required.
