Reports To: Compliance Officer

Position Summary

The Compliance Specialist supports Texana Bank’s Mortgage Division by ensuring all mortgage related activities comply with federal and state regulations, internal policies, investor requirements, and industry best practices. This role works closely with the General Counsel and cross functional mortgage teams to identify compliance risks, implement controls, and maintain a strong culture of regulatory excellence across the mortgage lifecycle.

Requirements:

Key Responsibilities:

Regulatory Compliance & Monitoring

  • Monitor and interpret federal and state mortgage regulations, including but not limited to TILA, RESPA, ECOA, HMDA, FCRA, SAFE Act, and CFPB guidance.
  • Conduct ongoing reviews of mortgage operations, disclosures, and documentation to ensure compliance with applicable laws and investor requirements.
  • Assist in maintaining and updating mortgage compliance policies, procedures, and internal controls.

Risk Assessment & Issue Resolution

  • Identify potential compliance risks within mortgage origination, processing, underwriting, closing, and servicing activities.
  • Recommend corrective actions and support business units in implementing remediation plans.
  • Track and report compliance issues, trends, and resolutions to the General Counsel.

Training & Communication

  • Develop and deliver compliance training for mortgage staff, including regulatory updates and procedural changes.
  • Serve as a subject matter resource for mortgage teams, providing guidance on regulatory requirements and compliance best practices.

Audit & Quality Assurance Support

  • Assist with internal audits, external audits, and regulatory examinations related to mortgage operations.
  • Prepare documentation, responses, and follow up materials for auditors and regulators.
  • Support quality control reviews and ensure findings are addressed promptly.

Policy & Documentation Management

  • Maintain accurate and up to date compliance documentation, including policies, procedures, checklists, and training materials.
  • Review mortgage forms, disclosures, and marketing materials for regulatory accuracy and clarity.

Cross Functional Collaboration

  • Partner with mortgage leadership, operations, underwriting, and servicing teams to ensure compliance is embedded in daily workflows.
  • Work closely with the General Counsel on legal interpretations, regulatory updates, and enterprise level compliance initiatives.

Required Qualifications:

  • Bachelor’s degree in business, finance, legal studies, or related field.
  • 2–5 years of experience in mortgage compliance, mortgage operations, or financial services compliance.
  • Strong understanding of federal and state mortgage regulations. • Excellent analytical, organizational, and communication skills.
  • Ability to work independently while collaborating effectively across teams.

Preferred

  • Experience in a bank regulated environment.
  • Familiarity with mortgage LOS systems and compliance software.
  • Professional certifications such as CRCM, NMLS licensure, or similar credentials.
