Reporting to the Assistant Controller - Development, this position is responsible for timely compiling lender draw packages, tracking and reconciling partnership equity, draw roll forwards, preparing monthly project entity financial statements, and assisting the development team with budget overages and project cost analytics for a portfolio of assets in various stages of development from pre-construction to fully operational.
ESSENTIAL ROLE REQUIREMENTS:
- Responsible for project cost tracking and reporting
- Processes project payables and construction draws
- Prepares various financial and tax projections
- Coordinates with Development and Asset Management teammates to track and report projected cash needs for all projects in the development pipeline monthly
- Prepares journal entries to appropriately reflect all development project costs and activities from closing through transition to operations
- Prepares project financial statements per project reporting requirements
- Reviews project invoices for appropriate coding and approvals
- Prepares reports for the Development team and coordinate project related journal entries to accurately account for all project costs Manages the monthly construction draw process with teammates, lenders and the title company including the preparation of owner statements
- Tracks project budgets to identify and discuss any cost/budget issues
- Prepares year-end work papers for development projects to facilitate tax return preparation
- Reconciles and distributes project budget and actual cost reports monthly
- Coordinates with the Accounting teammates to transition property accounting and A/P processing after property opening
- Coordinates with Development and Finance teammates in advance to reconcile project budgets against capital reserves to help identify sources of capital
- Coordinates with external auditors in the completion of the annual audited financial statements of project entities
- Other duties as assigned
REQUIRED EDUCATION, SKILLS and EXPERIENCE:
- Undergraduate degree in Accounting, Finance or similar field degree
- Public accounting experience with real estate clients in either audit or tax preferred
- 2+ years of experience with an understanding of project accounting and development and construction fundamentals
- Experience with partnership and limited liability company entity structures
- Exceptional technical skills and working knowledge of Yardi (preferred) and MS Office
- Exceptional analytical skills with careful attention to detail and accuracy
- Excellent organizational skills with the ability to plan, prioritize, and manage multiple tasks
- Exceptional verbal and written communication skills
- Strong problem-solving skills
- Demonstrated presence and confidence, able to interact with senior management team as well as clients
- Ability to work independently with minimal direction and oversight
